Nice Apartment but Constantly Raising Rent

Pros:
Have regular cleaning crews
Cons:
A symptom of the Sept 1 move in and units are not cleaned/prepared for the next tenant. Shotty maintenance and older units get the landlord special paint job
Advice to owner:
Care more about the older units - they have a lot of character but aren't given much attention/reasonable updates
