Pros:
Close to grocery stores, location is great for younger people who want access to downtown, perfect size for just one person, some aesthetic updates are nice, can’t really hear neighbors
Cons:
Security cameras are not turned on/neighbor in the building steals packages, price is exorbitant for the space, don’t share updates around construction hours (performed indoor construction on staircase for days on end, never advised tenants), unresponsive to maintenance requests (pipes are too small in updates units, leaks are common, will not address stolen package issues), most updated furnishes are cheaply made, did not notify the entire building of a cockroach infestation & reduced exterminator visits to “as requested” requiring tenants to enroll in program without advising them, leasing agents are terrible/will say anything to get you to sign, increased the rent for everyone in the building by almost 40% in 2022 after promising this would not happen - try to ensure they do not have long term renters in the building, management is likely illegally destabilizing the units as they stopped registering rental history in 2012 (when most units were rent stabilized), not below intimidation of tenants

Deal with the tenant stealing packages, stop ripping off your tenants out of greed - worst rental experience in NYC

Pros:
Apartment facing the back is decently quiet, but the neighbors are not. They often are yelling in the hallway or in the backyard now that there's a common area back there. Renovations are nice, small but solid dishwasher, nicely renovated bathroom, good location if you can stand being in the heart of LES nightlife. No issues with bugs and they got rid of the rats in the back. Additionally they have outdoor bike racks (unprotected from the elements but safe from theft), good floors, lots of closet space
Cons:
Apartments are so incredibly small they are essentially studios with a set of pocket doors that create a "bedroom", the other tenants are largely the obnoxious type, packages stolen constantly, heat is out of control in the winter making it impossible to sleep, management is largely uncommunicative, bathrooms are very small, absolutely no counter space available for cooking, building reeks of weed and cigarettes, puke and trash on the front stoop, there was an entire year of loud and unbearable construction noise with no concessions from the building, no laundry

I realize the apartments are renovated and in a good location, but you're charging way too much for a building with this many unaddressed problems

Pros:
Awesome location. Great starter apartment for a couple. Bathroom is truly stunning.
Cons:
Units are really small. Very little counter space in kitchen. ***MAJOR*** rat problem in the garbage yard in the back. Packages often get stolen
Advice to owner:
Building security should be a bigger priority. And something to limit the rats in the back.
