decent building w/awful bar on ground level

Pros:
a lot of units are rent regulated and the location is convenient
Cons:
Landlord is completely unresponsive. Likely a lot of illegally deregulated units in the building; beware of signing a lease and check DHCR records if you do. A lot of deferred maintinence was started then left unfinished (drywall, piping, etc). Awful loud bar downstairs, patrons constantly drink on stoop, leave cigarette butts and puke, block tenants from entering/exiting. Patrons also yell/scream at all hours. Crowd control is poor. Bar blasts music at all hours even 6 AM in the morning sometimes; you can hear it on the 2nd floor. Landlord does nothing about them. Also building security is very poor - multiple squatters have taken up residence during my tenancy.
Advice to owner:
Stop being an absentee landlord and follow the law. Stop lying about deregulated units or the legal rent.

good location and light, not great management

location is great, looks at trees if in a street-facing unit, good light, no rat issues
Cons:
management is not the best, there is a stoop that is occasionally occupied by people rolling a joint / passed out druggies, packages get stolen, rent is paid with checks
