Summarized from anonymous rental reviews on openigloo.
Recent reviews for 260 Avenue Of The Americas highlight a well-maintained building with attentive and professional management, especially praising the responsiveness of the staff. Cleanliness and efficient garbage management are noted by many tenants. Residents appreciate reliable heating, strong water pressure, and effective pest control. However, the building's prime location above a busy subway line and a bustling avenue results in significant noise levels, which several renters find disruptive. Some tenants report occasional noisy neighbors and minor maintenance concerns. While most commend the management team's efforts, renters suggest enhanced communication channels. Overall, the building offers comfort and convenience but may not suit those sensitive to urban noise.

Great building but..
Former Tenant
Pros:
Excellent management team, with Ricardo being one of the most attentive and professional supervisors I’ve worked with. The building is well-maintained and issues are addressed promptly.
Cons:
Nothing to do with the management, but the place can get extremely noisy. The rumble from the subway line right beneath the building is constant and can affect your peace of mind. In addition, frequent fire and emergency sirens from 6th Avenue add to the overall noise level. The building sits above one of the busiest subway stations near W 4th St, so expect consistent background noise throughout the day and night.

Great apartment location
Former Tenant
Pros:
Cute apartments, location, price, heat/hot water
Cons:
Noisy neighbors, not all, but there are college kids and younger millennials. Ongoing door slamming, and occasional parties with loud music and staircase area noise. Not the most clean general areas. The management tram has stained my dress during painting job and they did not reimburse the damage. Since it took me a while to notice to report, they have implied that the damage could have happened during another job. Crazy!!!
