Location, layout of studio
Cons:
Occasional roach, lots of homeless activity on stoop, management sucks

Pros:
I lived there for two years and the location (pre-COVID) is great. Very accessible to west 4th st station and union square so you can get to pretty much any subway line easily. The natural brick and (non-functional) fireplace give the apartments a very home-y feel.
Cons:
The management company is unbelievably unresponsive. After living there for 2 years, I was trying to get in touch with them for months and heard nothing back, but they were still cashing my rent checks. Did not get any of my security deposit back despite leaving the place in better shape than I got it. Lots of NYU kids in the building / adjacent building and I had some noise issues with their parties on the weekends. The garbage system is pretty bad where most tenants just throw their bags against the side of the building.
Advice to owner:
Don’t ignore your tenants.
