Decent with some issues
Former Tenant
Pros:
Central location, nice staff, great unobstructed views
Cons:
Elevators may not work half the time, management can be sketchy. My dishwasher was partially functioning for half of my lease and they didn't fix it till later. I was also upsold on free amenities for 6 months when the lounge was closed for majority of that time

hated living here
Former Tenant
Pros:
convenient location clean, renovated doormen super nice lots of space
Cons:
single pane windows, so constant street noise. still wake up at night they increased rent by $1200 when renewal time came elevators were down for the majority of time here, would take like 10 min to leave the building. there were a couple times when all four elevators were not working so people had to take 30+ flights of stairs to their rooms
Advice to owner:
at least offer compensation to your tenants if you can’t fix the elevator

Not worth the money
Former Tenant
Pros:
Convenient location, great view, clean building
Cons:
Constant renovation/construction, restricted amenities, rent increases an astronomical amount each year, bad area, appliances constantly breaking.
Advice to owner:
This apartment does not actually offer all of the amenities advertised and is not worth a $700 per year increase in rent.

Thinnest walls ever
Former Tenant
Pros:
Building's beautiful- the doorman's always great. Management is responsive too. Common areas are very well kept.
Cons:
The walls are so thin, I used to wake up to my neighboring unit's sex sounds. And it's ridiculous to bring up to management, but I did and they said they'd look into it but didn't. I never met them so I couldn't get the chance to bring it up either.
Advice to owner:
I understand that the problem's challenging to navigate, so I know, but the experience wasn't great.

Needs improvement on water supply
Former Tenant
Pros:
Great view, large rooms, nice front desk staff and maintenance staff
Cons:
Extremely loud construction every month in most units; water supply consistently have issues; sometimes no hot water at midnight and no urgent maintenance; garbage rooms are locked occasionally and everyone had to leave the trash outside

Great place to live
Former Tenant
Pros:
Building felt clean and well maintained. Very responsive.
Cons:
Random people were able to walk right into the building without showing id to the doorman

Awesome location and lovely staff.
Former Tenant
Pros:
Heating is so good. The kitchen is spacious. Very convenient services. Great location.
Cons:
The window can only open for 3 inches or so. There isn’t washer and dryer in the apartment but there is laundry room in the building.
Advice to owner:
Nothing. All good.

Improvements Needed!
Former Tenant
Pros:
Renovated Apartment Open kitchen concept Corner unit with views Washer and dryer in unit Doorman building Maintenance is responsive Location is convenient - near subways, Amtrak and LIRR
Cons:
Construction noise from Hudson Yards and renovation above - LOUD No hot water or water shut off too frequently during the day due to maintenance or renovation Trash closets are filthy Young tenants do not know how to throw their trash away Elevator wait time is spotty Windows are never cleaned (5 years nothing) Brookfield management may be downsizing doormen and hiring temps to replace them - safety issue Closets are in the small side Heater in one BR only works when temp is above 40 degrees
Advice to owner:
Needs to address the Cons above Negotiate competitive rates for renewals

The Olivia at 315 W 33rd
Former Tenant
Pros:
The views, fios internet, apartments have a clean/modern design (the renovated ones), some units have laundry in unit, elevator, doorman, rooftop, free gym!
Cons:
Constant construction going on, hard if you work at home. Electric is included, and it's steep
Advice to owner:
Release a schedule of planned construction work... Some of us work from home, or work night shift and need to sleep during the day

Nice but pricey
Former Tenant
Pros:
Kind doormen, clean building, modern apartments
Cons:
Water shut offs are common, overly priced, neighborhood isn’t great
Advice to owner:
Modern touches aren’t enough to jack prices. The neighborhood isn’t great enough
