Review Summary for 301 E 53 St
Summarized from anonymous rental reviews on openigloo.
Tenant reviews for 301 E 53 St reveal a building with a prime Manhattan location and convenient amenities like laundry and proximity to transit and stores. Positives include friendly neighbors and some functional maintenance services. However, recurring issues such as poor cleanliness, garbage buildup, significant pest infestations (mice, rats, cockroaches), and mold problems are frequently noted. Tenants often encounter unresponsive and slow management, especially regarding security deposit returns and urgent repairs. Noise levels and heating quality are inconsistent, and building security is a concern with theft and lack of cameras. Overall, renters warn of management neglect despite the location's appeal.

Avoid at all costs if you want your security deposit back!
Former Tenant
Pros:
Unfortunately, nothing will make up for the fact that we didn’t receive our security deposit back
Cons:
The buildings landlord, Morris Terzi, has illegally withheld our security deposit. It’s been 6 months since we moved out and he has said multiple times via email that he would “be sending out the checks this week” and then he would ghost all of our follow up emails when asking to provide proof that he sent the checks. The worst part is, we were warned about this after we had already started living there. Multiple other tenants have sent group emails to all the tenants letting them know that Morris did not respond to their messages about getting a security deposit back. Morris has no regard for the fact that what he’s doing is illegal and extremely stressful to those who rightfully deserve their security deposit back.
Advice to owner:
Give people their security deposit that is legally required. You cannot continuously ghost tenants that have moved out and left the apartment in great condition.

Pests, Mold, Odors, Leaks and Withheld Security Deposits, Oh My!
Former Tenant
Pros:
Good location. Close to subway, buses, CVS, Whole Foods and Trader Joes. Laundry in building.
Cons:
Extremely unresponsive landlords (Morris and Jack Terzi). They ghost you the second your lease is over so that they don't have to return your security deposit.
Maintenance only comes when convenient for them. Our kitchen ceiling caved in and no help came for 2 days. Our window flooded and no help came for 4 days.
Smoke alarms inactive. Only noticed by tenants.
Bathroom vents not working and black mold spores in bathroom that they constantly paint over.
No doorway camera so packages get stolen.
Smelly entrance (pee) and pigeon poop everywhere around the entrance
Cockroaches and sink bugs galore! Mice next door. And rats all around the courtyard.
Advice to owner:
Be better. And don't illegally withhold security deposits
