Building Overview
Building Report
Review Summary for 535 East 78 Street
Summarized from anonymous rental reviews on openigloo.
Recent tenants at 535 East 78th Street appreciate the responsive management for noise complaints and clean maintenance. However, thin walls lead to noise issues, and distant subway access is inconvenient. While the rent is considered reasonable, concerns about noise and package delivery persist. Renters suggest adjusting prices to match location and enhancing soundproofing. Overall, the building offers good value with rent stabilization and inclusive utilities, despite some drawbacks with certain neighbors and occasional disturbances.

Could do better for the same price
Former Tenant
Pros:
The management company is very responsive and helpful when it comes to noise complaints.
There are also some nice neighbors that keeps its friendly and enjoyable.
Cons:
The building walls and ceilings/floors are very thin, and therefore there is a lot of noise easily heard from other apartments.
It is also over a 15 minute walk to the nearest subway stops.
Also, maintenance handles the trash from 5:30am most days in the courtyard available to most apartments, it is incredibly noisy and disruptive.
Advice to owner:
The rent should be adjusted to reflect the location and improve insulation for reduced noise.

Cons:
Ants, don’t know where they are coming from. Sometimes packages get sent to the mall office instead of unit.

Decent no frills
Former Tenant
Pros:
The building is rent stabilized with all utilities included. Once you are in your apartment you don’t hear your neighbors unless they are loud going up and down the stairs. I never hear them inside their units.
Cons:
Some neighbors are very loud or refuse to follow the lease agreement and have rugs covering 80% of their floor as a result you hear them walking above you every day, moving furniture, even their dog crying through the ceiling.

Great for the price
Former Tenant
Pros:
Inexpensive, quiet, def a bargain for the area
Cons:
Near John Jay pool which is annoying in the summer. Used to be mostly young professionals, and now more and more sketchy people moving to the area.
Advice to owner:
Been pretty happy here.
