Pros:
The location of this building couldn't be any better than it is. It is the best area of the UES and the entrance of the building is literally steps away from the subway/bus station.
Residents have a very easy-to-use app to contact the landlord for anything and response is very quick, usually within a couple of hours.
Our apartment has plenty of closets and storage space
Cons:
common spaces like the laundry room and the gym do often get very busy. You might need to go in unconventional times.
Rent was increased by 35% after covid. There is absolutely no room for negotiating rent.
There is a pet fee of 75$ a month (which is a lot compared to other buildings) that they weren't willing to let go.
There are three elevators. More often than not, only two are operating (sometimes just one) and you need to wait a long time for the elevator.
Advice to owner:
There is a big difference in terms of noise between units that are on the 'back side' of the building (I think it's lines f-J), and the units that are facing 2nd ave. It's really quiet on the upper floors and units facing away from 2nd ave. lower floors can get a lot of noise.
They began works just across the block for two high risers and that comes with some noise, traffic, and probably will block a lot of the light currently shining on the corner of 83rd and 2nd ave

The building staff are all amazing and extremely friendly! They were the hardest part of moving out of the building.
Cons:
The management company is terrible, they take no pride or responsibility in tenant retention and raise rents at least 6% every year, even during the height of the pandemic. They require 60 days notice to renew your lease, they only give you the offer 90 days out, and take 7-10 days to respond to any negotiation attempts. Do not move into an Equity managed building ever!!!
Advice to owner:
Figure out your tenant retention policy and fix them. I will never live in another property managed by Equity.
