Good value for the area
Former Tenant
Pros:
Responsive super, laundry in building
Cons:
Common areas are run down, but the super does everything he can to keep it all clean and tidy
Advice to owner:
New carpet in the common areas — it stinks in the summer!

Good value for Manhattan
Former Tenant
Pros:
Great location right next to Q train. The super is fantastic, lives in the building next door and was very responsive to any maintenance issues when I was a tenant. He’s even let me in once or twice when I’ve locked myself out. Very well kept building with good details (exposed brick wall, renovated kitchen) for the price. I felt like a human being when I lived here!
Cons:
I lived on the first floor so noise could be an issue, and I had a few mice during change of seasons.
Advice to owner:
Great job - keep it up!

Nice apartment and area
Former Tenant
Pros:
The super kept things clean and was on top of issues.
Cons:
The dust due to the age of the building was a bit much. The hot water is a moving target, always shifting the water during a shower because it becomes too hot, too cold, or the hot water is gone.
Advice to owner:
Perhaps sealing the exposed brick walls would help with the dust because the mortar is constantly crumbling.

No complaints yet
Former Tenant
Pros:
Pros: laundry in basement, garbage is never piled up, not many apartments
Cons:
Cons: sink water pressure is low, windows don’t have screens
Advice to owner:
Email the tenants when there is going to be maintenance. For example: when the water won’t be running for a few hours
