Good and Bad in East Harlem

Pros:
Convenient to 6 train, not too far from 4 and 5 trains, many grocery stores in the neighborhood
Cons:
No doorman or security, corner of 116 and Lex is extremely dicey, lots of methadone clinics/gang members in the area
Advice to owner:
Secure the front door and get a more responsive superintendent, Recently updated apartments are modern and nicely done--more of that in the building would be ideal.

Noisey, dirty, and rodent infested

Pros:
The fact that some tenants are rising up against the landlord and taking legal action. There is real solidarity among some tenants.
Cons:
Creatures run in the ceiling all night. Noisey inside and outside. Hot water runs out sometimes. The heat isn’t on enough. The landlord is rude, ignores emails and has a history of violations. The elevator breaks down all the time. Super is lazy and avoids tenants. We were without cooking gas for many months and only a hot plate provided. Premier One Realty still rents these apartments to people and they should be ashamed and remove this building from their lists. Roaches are everywhere in the common areas of the building and find their way into apartments. The building is filthy. The apartment wasn’t cleaned before I moved in.
Advice to owner:
Fix the building or lose it

Elevator (when it works) Plenty of sunlight (in my apt) My apt is newly renovated - hardwood floors, in unit laundry, two full bathrooms, dishwasher Building is mostly quiet
Cons:
The super died before Xmas and the new one has yet to be seen Elevator (smells worse than rotten, wasn’t working for 2 months, doesn’t get cleaned) The hallways and floors haven’t been cleaned in MONTHS Packages are stolen frequently Random people are in and out, especially in the warmer weather months No sense of security - cameras prob don’t even work The heat barely heats the apt when it’s on No hot water in the mornings throughout the colder months so you have to boil water Rent is uber expensive - they rent out by room so they make more money off of each apt Exposed gas pipe Can’t get a hold of anyone when you call the office Building didn’t have gas for a year and a half so some tenants were given an electric two burner stove top that barely boiled water - a lot of people moved out because of this The previous property owner “sold” the building to another management company, but if you know anything about these big corporations, etc. they change ownership to avoid lawsuits, etc. and the new property owner filed for bankruptcy...we’re on to you and we know what you’re doing.
Advice to owner:
Be proactive and responsive. I’ve been paying rent every month since the pandemic started, some tenants are still on rent strike, and there hasn’t been any initiative to clean the building during Covid nor communications regarding flexible payment options, etc. All you care about is getting your monthly rent and ensuring that the bill is mailed out. I recommend having a REAL property manager on site at least once or twice a week to ensure that the building is upkept and that tenants are getting what they need. Take care of your tenants and they’ll stay! Also, for how expensive the rent is, you should have a package room so that people’s packages aren’t stolen by the random people coming in and out of the building or the other tenants. Larger mailboxes designated for packages would make all of the difference. COMMUNICATE with your tenants. If there isn’t going to be heat or hot water for a period of time, let people know ahead of time so they are aware and can plan accordingly. With the elevator - there wasn’t any communication as to what was being done to fix that nor a timeline of when it was expected to be fixed. CLEAN THE BUILDING!!

- The shower pressure - My apartment had updated appliances and looked nice
Cons:
Where to begin?! - heat in the building is spotty. Very often it's not on at night or is off for days on end -roaches and rat infestation -the building was without gas for 10 months (during a pandemic!) and they installed a new gas line and it worries me that it wasn't done properly and is unsafe -the workers and super didn't consistently wear masks when they would come by to fix the gas line, and if they did they usually took them off at some point -management is unresponsive -the front of the building isn't very secure and I had many packages stolen -the buzzer system to open the door often times didn't work -dont count on getting your security deposit back
Advice to owner:
Care about your tenants and fix the problems in the building or sell it to someone who will

Pros:
Not a single thing.
Cons:
The landlord is unresponsive. Packages were constantly stolen, heat worked 50 percent of the time in the winter (and when it did the apartment was still only 65 degrees). Hot water would go out too often too often. We had a constant roach problem and even had a rat in our apartment.
Advice to owner:
Don't take advantage of low income tenants and take care of the building you are responsible for.
