Leaks, mice and lackluster repairs

Pros:
Convenient to trains.
Cons:
This building is constantly dirty. Lackluster & minimal "repairs" for extreme conditions repairs. If they make repairs at all. Numerous neighbors including myself have complained about MICE. Frequent leaks or water backups in the pipes. Leaks also from floor to floors in multiple dwellings and across many apartment lines They've constantly received tickets for trash and so they have moved their trash into a gated area off the street. I pay way too much.

Pros:
Attentive management and super in dealing with issues or concerns. Good neighbors. Excellent location.
Cons:
Landlord will jump on opportunities to litigate if he sees one (as far as I have heard)
