Confused Landlords Don’t Know Anything

Pros:
The building is beautiful, I would’ve loved to see it in its heyday.
Cons:
The super is not on call 24 hours a day. The landlords do not care about the inside of the building.
Advice to owner:
Use rationale and reason when you make decisions.

Pros:
Large apartments before the owner started cutting them up.
Cons:
The landlord is considered the 13 WORST landlord in the city. The building is 121 years old NO amenities NO 24hr security guard, NO repairs only cosmetic, the intercom system is old doesn't' work properly. Several major boiler fires, Major structural repairs needed, constant water leaks. The landlord does cosmetic repairs just enough to pass inspections, landlord uses housing court to harass tenants. Ignore repairs major water leaks until you report them then uses unskilled laborers to do unprofessional repairs while charging market rent. Building not managed properly because it has many rent stabilized apartment.
Advice to owner:
Graham court is a historic building in Harlem it would be great to care about ALL the tenants not just the white ones manage and maintain the building repair the gates hire 24 hr security update the build doors update the boiler and give the tenants HEAT not just at night update the plumbing in the entire building. I've never seen Black tenants moving in only white shameful. Sad that the white tenants move in pay market rent then realize the building is terrible no amenities then they move out because they can, the black tenants don't of the luxury of moving out of a rent stabilized apartment this is the business model for this landlord shameful The landlord spend no money on repairs or safety.

Spacious apt - if after reconstruction
Cons:
Very loud corner on 116/7avenue:-( owners aren’t cooperative at all w any kind of negotiation w discounts w the Covid situation. Playing games:-(

Pros:
Fairly secure. Love my formal dining room and my neighbors.
Cons:
Super is barely functional but offer him and he's Johnny on the spot. No covid plans to keep residents safe during this difficult time. Though the building is required to have a security person at the gate each day, I rarely see anyone at the gate except drug Adicts 
Advice to owner:
Pay more attention to the care and cleanliness of the buildings, grounds and the level of service provided.
