Bldg. Hidden Gem

Pros:
Water & Heat are always in good standing. Porter is constantly cleaning.
Cons:
Old & Outdated Elevators are always breaking down. Thieves are always getting into the building to steal packages at the building lobby. Pest/ Vermin problem. Some bldg. Tenant Pet owners never curb their animals inside & infront of the bldg. Tenants ride their scooters & motor bikes in the bldg. Repairs take multiple reminders & a long time to get to/ complete. Cheap materials used to repair. Intercom is always out of order.
Advice to owner:
Remove old elevator & put in a new one. Management should take time to listen to Tenants.

Pros:
- Quiet street - Porter mops frequently - Apartments are large
Cons:
- Neighbors can be noisy and administration doesn’t address the issue - Dog poop in front of building is not cleaned - Repairs take multiple reminders and a long time - Repairs a re poorly done with the least expensive supplies/materials
Advice to owner:
Be more involved with the property and tenants to understand their needs.
