You’re going to have a hard time here.

Great location Good heat
Cons:
Abundantly noisy top floor neighbor. You will get no sleep at night and no peace during the day. Electricity is is weak, plumbing is bad (there were always leaks somewhere in the house), and the trash on the property is never maintained. Need something fixed? It’ll take a week if it’s an emergency, a month or more if it’s not.. once it’s “fixed”, it may need attention again in 6 months. Pest problems are your problem. One mailbox for five separate apartments. Front door lock is faulty, you can just push it hard enough and walk right into the house. Heavy snowfall or ice on the property? Owner will give you a shovel and bag of salt. Take care of it, Renter 😉
Advice to owner:
Stop doing patch up fix jobs, fix the root of the problem.Check on the condition of outside the property every couple of weeks so there’s not trash all over it, and clean it up or pay someone to clean it up.Mount surveillance cameras.Paint every 2 years.Hire an exterminator if pests pop up on your property.Consider not being a landlord anymore.
