The rent was cheap for a while, the neighborhood is nice. Apartment is spacious.
Cons:
Too many to name - huge pest issue (roaches and mice), terrible garbage management which makes the pest issue even worse, the place is falling apart with leaks and water damage everywhere. Worst of all is the owners - the Cabbad family (particularly Stephen and Debra) are nightmares. They lie and are unresponsive. They tell tenants they need to leave because the building is being sold just to up the rent for new tenants. The landlord is always drunk, The family is all suing each other over this property and gets tenants involved. They even asked me to lie about being harassed by another of their family members. Don’t even bother trying to get your security deposit back. Despite NYC LAW, they ghosted us entirely and withheld our deposit without any notice or breakdown of charges at all.
Advice to owner:
Sell the property to people who can handle it.

Lack of Management + Many lies + Unkept units

Affordable (until they claim they “sold” the building to just kick out all the tenants and double the rent- they have done this routinely)
Cons:
No hot water or heat for months on head. Family who owns the building has a lot of internal conflict, leading to complete lack of management. No matter how much you email, no response. Tenants subletting short term left and right. All you will have access to are shady handy men who lie and ask for cash for repairs. No utilities for many days. Read the article on Patch!
Advice to owner:
Be transparent and communicative. Hire people who you can hold accountable for repairs. Treat your tenants with respect and human decency. All your siblings/children having different stories does not help your case. Honor Albert Cabbad the way he would have wanted.

Awful owners, run down apt, great location

Location - close to Atlantic Ave / Barclays and a decent selection of restaurants
Cons:
Building is super old Floors, ceilings and walls falling apart- impossible to ever feel clean Owners generally don’t care

The apartment was decent side and price and the landlord was friendly to current tenants for a while...
Cons:
Dirty and falling apart, they wouldn’t fix anything and the garbage management was horrible. There was a consistent pest issue (roaches and mice). The mice went away once I got a cat. The landlord (and mostly his mother) are absolutely horrible. While seemingly friendly they are unresponsive and unprofessional. They don’t respond to emails and are inattentive, and multiple times told us they didn’t receive the rent yet when it was cashed weeks ago. Worst of all, their dysfunctional family drama affected all of the tenants as we were put in the middle of their family disputes regarding the property MULTIPLE times. Once we moved out we had tried for 5 months and over 20 emails and texts regarding getting our deposit back, to which they completely ghosted us. They shouldn’t be allowed to rent their property. And I say this as a tenant who stayed in good standing despite this for 3 years!!

Absolutely horrible. Give your tenants their deposits back!

What you see is what you get

Affordable, fantastic location, landlords are ok if you don’t get on their bad side
Cons:
Old buildings with decrepit appliances and very lousy everything- floors, ceilings, walls, bathrooms, etc. Landlords can be friendly but also hostile and will fight you on everything. Constantly had vermin issues.
Advice to owner:
These apartments need a lot of work, that’s obvious.
