Building has history, but also baggage

Pros:
Great location close to subway… but that’s about it
Cons:
Where to start. The building has no heat and the landlord doesn’t want to fix it. The solution is to just give space heaters. Roof leaks and it’s not just water but brown sludge. It’s super noisy as the company across the street has its entire fleet of oil trucks idling every day at 4am. People are always talking loudly outside the building and you can hear the subway from the space. Walls are paper thin and the building shakes when the subway/buses drive by
Advice to owner:
This building is not livable at all.
