Great building, terrible landlords

Close to the train, friendly tenants and great super.
Cons:
It’s an old building, and any old building is going to have issues. For us a big one is roaches, mostly just in the kitchen.
Advice to owner:
Better pest control would be great. The courtyard could use some love too.

Sell the building to a decent person and retire

Livable but old with all the issues that come with that

Pros:
Spacious apartments, live-in super who is responsive and kind, close to transit, close to stores
Cons:
If you’re upstairs or have southern exposure it’s HOT (almost intolerable in the summer without AC), if you’re downstairs and don’t get much light it’s COLD in the winter (you’ll likely need to put plastic in the windows to stop drafts). Neighborhood can get very noisy in the warm months (especially if you’re street side) but is incredible quiet during colder months. Drain in our tub stopped working and it’s taken 2 months (and multiple tries) to get is slightly working again - the super came multiple times. Mold in bathroom and likely in bedroom, as there’s clearly a leak coming from the pipes above.
Advice to owner:
Invest in redoing the plumbing and instead of spraying mold killer then painting over it, REPLACE the areas of ceiling/wall that have mold to actually get rid of it.
