Pros:
Rent Stabilitize , close to trains , schools, and shopping
Cons:
It’s dirty, maintenance is poor, you can’t get maintenance to do a proper job when you call them to fix or replace anything in your apartment. Management don’t help when you call to complain. There is a lot of fire hazard, for example people with balcony over crowd there balcony . Elevator is always broken .
Advice to owner:
Take of the building and have better workers repair things or change it.

Long-time residents and even the guys hanging out front were pretty nice.
Cons:
Temp 100, have to open windows in winter, roaches bad

Pros:
The neighbors are really nice and there's a nice feeling of community. Utilities are included in rent and the heat and hot water both work and are turned on appropriately. The laundry in the basement is really nice.
Cons:
The heat is unbearably hot when it's on, the elevators break often, and there's often a ton of garbage on the patio (but the management does a good job cleaning it up each day- it's mostly people in the people not throwing their trash away properly)
Advice to owner:
Do a better job turning over apartments. My apartment was filthy when I moved in; trash still in drawers, paint in all the outlets, blocked trains, etc...

The entire building is huge and overwhelming, often the elevators don't work

This building has a good location near the park and trains.
Cons:
They are trying to flip this building one apartment at the time. This place has rent controlled apartments from the 60's when it was built. They are now renovating and charging market rate prices for apartments trying to maximize profit in the building. It is a wild juxtaposition. I saw huge rats in the basement. The doors never close so literally anyone can walk in. I grew up in NYC and i have to say this building is wild. Like fireworks in the main courtyard all night wild. I have never gotten so many citizen notifications that turn out to be MY BUILDING. Cops called often for the courtyard and elevators often breaking down. There are many cool families that are just going about their business but of you are paying over 2k(what they are asking) this building is just too big. It is basically its own neighborhood and management is not responsive. If nothing goes wrong you are fine, but if you have to rely on management you are doomed.
Advice to owner:
Don't charge so much, and flip the rental properties into rent to own. Reevaluation from the ground up

Big building that covers the basics

Pros:
Heat, water, garbage removal. Laundry room in the building.
Cons:
Noisy neighbors, chaotic over the summer. Fireworks that may hit your windows around the fourth of July, so you wont get sleep. Tons of roaches and mice! Some apartments have bedbugs as I have seen pest control here on many occasions and have heard from other neighbors. The building is just so huge overall. At one point only 1/4 elevators were working and we had to walk up the stairs. Note this building has 25 floors. Also there is a lack of security in the building , i have seen jehova whitnesses, homeless people etc
