a roach crawled up my leg at my dinner table, a woman threw up on me in the elevator, ceiling collapsed in bathroom, no hot water

Rent Stabilitize , close to trains , schools, and shopping
Cons:
It’s dirty, maintenance is poor, you can’t get maintenance to do a proper job when you call them to fix or replace anything in your apartment. Management don’t help when you call to complain. There is a lot of fire hazard, for example people with balcony over crowd there balcony . Elevator is always broken .
Advice to owner:
Take of the building and have better workers repair things or change it.
