Package room and service is excellent.

Cons

Amenities fees are terrible for what is provided. Rooftop pool furniture is dirty all year and looks like it’s been abandoned. Costs around $700 for 4 months of use. You can only bring 1 guest. The gym is an additional monthly fee. If you bring a guest it’s $40 for the guest.

Advice to the owners

Make the rooftop comparable to the Arlow’s rooftop / pool and lose all the insane amenity fees and guest constraints

Is noise from area ever an issue? How is the sound insulation of the apartments?

Apartment walls are thin. You can hear all music, and any conversations above normal speaking level. If you're set on the building, i'd recommend a corner unit & on a floor with as few units as possible.

The insulation is average for a new building. So it’s decent, but not as good as some of those pre-war buildings where the walls are like a foot thick. The floors are concrete so they don’t transfer sound very easily. If you have a loud neighbor you’ll be frustrated, but normal neighbors are not an issue.

Noise is minimal from the outside. I think the windows have good sound proofing. However the walls are paper thin. Can hear every footstep and children screaming from upstairs, tv and music noise from the next door neighbors, and every conversation from the hallway.
