Great Location, prices rising too high for this aging building

Pros:
Beautiful city views, convenient location, nice staff, affordable garage attached, decent gym, great waterfront area across the street with large parks.
Cons:
Prices are getting too high, had issues with unruly neighbors, build quality is low for the price (popcorn ceiling, old HVACs, etc). Thin walls result in sound and smell carrying very easily between apartments.
Advice to owner:
Get prices in check
