PROPERTY MANAGEMENT FROM HELL-DO NOT LIVE HERE

Affordable units-but comes with a catch
Cons:
Terrible property manager No heat at all despite what they tell you, heaters attached do not work You have to pay for water LOUD noise from subway, windows not soundproof

Best Apartment I’ve Lived In

Large living room space, large bathroom, gym downstairs, 3 elevator, Jacky (Door person) and her family are the best and super sweet, never had a package stolen in the 3 years I’ve lived here, super is very responsive M-F and for emergencies on weekends, repairs are handled quickly, I don’t hear my neighbors often, laundry is basement is cleaned regularly, never seen a bug, prices are much better than what you can get in Manhattan, management is responsive and quick to send renewed leases, they have a physical office in Manhattan if you need to speak to anyone, location is UNBEATABLE (5 min walk to EMR lines, 7 min to NW7, grocery stores, etc.), random but two entrances on opposite roads is also nice haha
Cons:
Rent goes up every year. I have a good relationship with management and have been able to negotiate, but annoying that it always goes up. Game room downstairs dated and smells moldy, no wipes in gym, elevators break sometimes, rooftop unfinished, no windows in living room, funky kitchen haha was updated but has quickly things (counter top stove that isn’t functional), no dishwasher in older units, bedrooms do not have closets
Advice to owner:
Consider multiple year leases

Great Value Space With Some Cons

Lovely super and his family. Great new entry system. Clean and well maintained. Good value and up and coming area
Cons:
Electric heat is absurdly inefficient and expensive. Management not super flexible. Poor communication about very noisy construction which went way over schedule

2928 41St Ave - AVOID

Pros:
It has walls. Elevator works. Nothing else is good about this place. DO NOT MOVE HERE. Jackie and her fam are awesome though.
Cons:
Impossible to heat. Which I assume means impossible to cool as well. Update: it is impossible to cool. Also gets wildly humid. Had to buy an expensive dehumidifier that is 5 gallons and have to empty out daily. Sometimes twice. Was also told the outdoor work would be done in July. Clearly has another 6+ months left. Appreciate the lies to get me to sign!

Big space but terrible heat

I like the gym and the space of the apts.
Cons:
The con ed bill has been insane like 350 average in the winter. Dont know why, had someone come redo the meter and still that is the price we pay. Its unreal. Also insulation is nonexistant so good luck with not using heat. This has been THE major issue.

Insulate!

management does not give a f. construction noises have been really bad and they've never gave an answer when it will be over.

Allows dogs/ Jackie and her family are amazing!!
Cons:
Rent goes up every single year ad they don’t offer a lease renewal for more than a year. Negotiation is impossible. Owner said take it or leave it
Advice to owner:
Look at other buildings around you. They are expensive but they have great amenities, they don’t have scaffolding around the building that blocks sunlight! They have a rooftop! It doesn’t make sense to be as expensive as other buildings

They’re increasing my rent by 25% Noisy neighbors Amenities not included in rent Trains nearby create sound
Advice to owner:
Don’t keep increasing the rent where your tenants have to move out just to afford a place

Crappy workout facility. They raise rent every year just to piss you off.

Lower rent, and don’t raise rent on tenants that pay on time.
