Apartment Good, Building Sucks

Pros:
Apartments are spacious and mostly maintained. They clean the lobby regularly and the elevator works 95% of the time.
Cons:
MAJOR ROACH PROBLEM. There are exterminators, but you can keep your apartment spotless and still see roaches. They are in the elevator daily.
LAUNDRY SERVICES BROKEN. They will claim there’s a laundry room and there sort of is. The dryers are broken 90% of the time. It could take 3 hours to do a load of laundry for that reason. When you alert the supers, they tell you to call the number to fix it rather than doing it themselves.
SMOKER IN HALLWAY: As of July 2022, there is a tenant who smokes in the hallway regularly and the smell pervades the surrounding apartments.
SUPERS: they respond to basic fixes within a day or two which is great. They do not ever pick up the phone to have a conversation though. I don’t know how to reach them in an emergency.
Advice to owner:
Fix the roach problem. Empower your tenants to give real feedback. Hire supers who want to help rather than do the bare minimum.
