We frequently had rodent or (c) openigloo bug issues- super would help (c) openigloo with them but it would (c) openigloo happen somewhat frequently

Fill holes behind kitchen/heat sources

Doormen are fantastic, neighbors are (c) openigloo friendly and the building often (c) openigloo has events to get tenants (c) openigloo together. Very safe area.
Cons:
a bit noisy during the (c) openigloo day. located across from trader (c) openigloo joes and tj maxx which (c) openigloo is very convenient but can (c) openigloo get noisy as its a (c) openigloo high traffic area.

Pros:
Location is great. All studios (c) openigloo and 1-bedroom units, aka no (c) openigloo families here so don’t have (c) openigloo to worry about kids. Lenox (c) openigloo Hill Hosptial owns many units (c) openigloo and houses medical fellows for (c) openigloo 6-12 months — sometimes the (c) openigloo units end up staying vacant (c) openigloo for a little while, so (c) openigloo you might end up living (c) openigloo on a very quiet floor (c) openigloo and/or no noise coming from (c) openigloo the neighbor above you. Super (c) openigloo does care about the building. (c) openigloo Condo building so you deal (c) openigloo directly with the owner of (c) openigloo your unit (assuming you are (c) openigloo renting) - this is a (c) openigloo pro for me but can (c) openigloo be a con if you (c) openigloo have a bad owner. Exterminator (c) openigloo comes regularly. Rarely any pests (c) openigloo or bugs in my unit.
Cons:
Creaky floors and paper thin (c) openigloo walls/ceilings. We hear it when (c) openigloo the guy upstairs is having (c) openigloo friends over to play video (c) openigloo games. We hear the neighbor (c) openigloo bumping tunes at a slightly (c) openigloo above normal volume. You totally (c) openigloo might hear your next door (c) openigloo neighbor or at night as (c) openigloo you try to go to (c) openigloo sleep. Kitchens are extremely tiny (c) openigloo in the building. Basement is (c) openigloo sometimes gross - laundry is (c) openigloo good to have down there (c) openigloo but sometimes the compactor room (c) openigloo and recycling areas release terrible (c) openigloo smells. As you can imagine (c) openigloo this can come with mice (c) openigloo and roaches from time to (c) openigloo time. Common areas are dated (c) openigloo and could use fresh paint (c) openigloo and an overall face lift. (c) openigloo Building is pretty hideous so (c) openigloo you won’t be “proud” walking (c) openigloo into it. Elevator goes out (c) openigloo a few times each year. (c) openigloo Lenox Hill Hospital residents come (c) openigloo and go often so there’s (c) openigloo always risk of having someone (c) openigloo terrible move into the building. (c) openigloo A lot of construction happening (c) openigloo on the block - just (c) openigloo started in mid/late 2023 and (c) openigloo will likely continue into 2025.
Advice to owner:
Have the common areas deep cleaned more often. Re-paint every common area. Consider small remodels in the lobby to make the place feel more like a home and less like a doctor office.

Quirky Oldschool Co-Op with Larger Units

1. Larger units when compared (c) openigloo to other Manhattan Studios 2. 24/7 (c) openigloo doorman 3. Do not hear outside (c) openigloo noise 4. Safe area 5. Laundry in (c) openigloo basement, only a couple dollars (c) openigloo a load. 6. Never seen any (c) openigloo signs of rodents.
Cons:
1. The weirdest thing about (c) openigloo this building is that the (c) openigloo doorman needs to take you (c) openigloo in the elevator, every time (c) openigloo you go upstairs. You can (c) openigloo take the stairs down, but (c) openigloo not up. 2. This is a (c) openigloo co-op building so they don't (c) openigloo love renters and they have (c) openigloo insane rules on how many (c) openigloo units can be rented at (c) openigloo once, and limits on for (c) openigloo how long. The management style (c) openigloo seems very 1900s. 3. Old building (c) openigloo = you will see roaches (c) openigloo every now and then in (c) openigloo the common areas (halls, laundry). (c) openigloo You will get "water bugs" (c) openigloo up your drains, if you (c) openigloo don't cover them. 4. Location (c) openigloo is great and safe, but (c) openigloo its very corporate. Not a (c) openigloo ton of food places around. 5. (c) openigloo No pets, except cats and (c) openigloo ESA dogs. There is at (c) openigloo least one dog in the (c) openigloo building and it is VERY (c) openigloo loud 6. The building is nestled (c) openigloo between two skyscrapers, so some (c) openigloo units get zero sunlight. 7. Trash (c) openigloo management is very old school. (c) openigloo You put trashbags in a (c) openigloo large cabinet located in the (c) openigloo hallway. The doorman comes around (c) openigloo to collect it every now (c) openigloo and then. 8. Moving furniture during (c) openigloo business hours only (M-F)

Modernize the rules and general attitude about renters.

Cons:
Midtown is convenient but not (c) openigloo a quiet neighborhood.
