Pros:
- beautiful neighborhood (close to (c) openigloo pier 17, BK bridge, oculus, (c) openigloo WTC, and cute restaurants & (c) openigloo shops, cobble stone street) - safe (c) openigloo neighborhood (well lit streets and (c) openigloo security for seaport made me (c) openigloo feel comfortable walking home at (c) openigloo night) - prime location/easy access to (c) openigloo all of NYC (subways: A,C,2,3,4,5,J (c) openigloo at Fulton and BK bridge/city (c) openigloo hall stations; Ferry: Pier 11 (c) openigloo easy access to BK and (c) openigloo Jersey; PATH trains and yellow (c) openigloo subway line are also at (c) openigloo oculus which isn't too far) - (c) openigloo large rooms and lots of (c) openigloo space (all of us have (c) openigloo a desk, queen/full bed, and (c) openigloo dressers in our rooms) - lots (c) openigloo of storage! (common area has (c) openigloo 3 storage closets and each (c) openigloo room has a closet the (c) openigloo length of the wall. I've (c) openigloo seen other units and it (c) openigloo seems to be the same) - (c) openigloo Pet friendly! - I rarely see (c) openigloo any bugs/cockroaches. The exterminator is (c) openigloo reliable - quiet streets (I'm in (c) openigloo a unit that doesn't face (c) openigloo the street so I can't (c) openigloo speak to that, but all (c) openigloo bars/restaurants close relatively early for (c) openigloo NYC and it's cobble stone (c) openigloo streets so it's a quiet (c) openigloo neighborhood, fairly residential) - maintenance requests (c) openigloo are usually filled same day (c) openigloo or the next day - recently (c) openigloo switched to a virtual platform (c) openigloo for submitting requests and paying (c) openigloo rent (for 2 out of (c) openigloo my 4 years here it (c) openigloo was payment by check only, (c) openigloo but that changed in COVID (c) openigloo times to electronic payment) - grocery (c) openigloo store is super walkable
Cons:
- the bathroom in our (c) openigloo particular unit does not have (c) openigloo a window or vent so (c) openigloo we do get some mold (c) openigloo on the ceiling. I know (c) openigloo other units do have bathroom (c) openigloo vents. - the water pressure isn't (c) openigloo great - it's an old building (c) openigloo so the plumber always tells (c) openigloo us that the pipes are (c) openigloo too small, which means that (c) openigloo the shower drain can get (c) openigloo clogged easily (especially with 3 (c) openigloo girls). The property manager and (c) openigloo plumber are usually quick to (c) openigloo stop by and fix it (c) openigloo though and they never seem (c) openigloo annoyed when we request it - (c) openigloo there are a lot of (c) openigloo rats scurrying around the neighborhood (c) openigloo at night because we are (c) openigloo by the water and the (c) openigloo restaurants leave garbage bags on (c) openigloo the street.. and it's NYC - (c) openigloo in my 4 years here, (c) openigloo I've seen 3 mice total (c) openigloo in the unit - no bodega, (c) openigloo but there's a bougie little (c) openigloo shop and a duane reade (c) openigloo near by - communication is done (c) openigloo through the virtual portal, property (c) openigloo managers and office managers. It (c) openigloo can be tricky at times (c) openigloo because you are never really (c) openigloo speaking directly to the landlord. (c) openigloo If you want to negotiate (c) openigloo or talk with the landlord, (c) openigloo it has to be through (c) openigloo office managers. - tenant pays for (c) openigloo heat, hot water, gas, and (c) openigloo electric, which gets pricey. We've (c) openigloo had ConEd bills that are (c) openigloo over $200 dollars/month.
Advice to owner:
- make sure all units have vents in the bathroom - keep an electronic portal for payment and requests - keep the application process electronic
