The apartment was nice and big and spacious
Cons:
The upstairs neighbor was hell, they kept banging on the ceiling and would play music loudly 24/7. They would keep complaining we were making too much noise when we literally lived under them which made no sense. Also, the landlord was irresponsible when you needed the super they would take forever to come and sometimes they would just not pick up. The bathroom had a leak every month where the water would drip from the ceiling and the light fixture. There was mold on the walls and despite telling the landlord they just painted the walls and it just comes back next month.
Advice to owner:
They need to serious fix the leaking problem and mold in the bathroom and not just mask the issue

I was happy when I moved in. I enjoyed the neighborhood and my apartment was quiet.
Cons:
I had a neighbor that would have very late parties. At first, I was very friendly when asking if they could keep it down. As the months went on they got later (6-8AM) and started really harassing me. I started to feel unsafe. Management was unwilling to help at all. I would have stayed if they did something about this neighbor. Lastly, the unit I was in has now been unoccupied for almost 2.5 years, yet somehow we have a housing shortage

It looks very charming and is very close to transportation and the very busy Ditmars restaurant scene.
Cons:
From my kitchen window, I can see about eight rats at a time. I spent a year walking around the block to approach from the other way because huge rats will run right over your feet. It’s kind of scary. Roaches appeared in the summer and I had to bomb our apartment. The buildings are very old and while some are kind of renovated, we had a mouse in our oven twice because there are still gaps and cracks in the wall despite us sealing things up. The water pressure is laughable during some weekends when everyone in this 600+ apartment complex is home. If I had to do it all again, I would not live in the Acropolis.

Fix the courtyard’s rat holes and figure out a way to better maintain the trash.

Our live-in Super, Moses, is incredible. My first year living here, I constantly had pest problems and issues with the piping, etc. Moses goes above and beyond for the tenants in this building. Whether is helping you replace an AC unit, Making a spare key for you, or just greeting you warmly with a “good morning!” Or “have a nice day!”, I will stay in this building as long as possible because of Moses! Thank you for all that you do!

The surrounding neighborhood is super nice. Easy access to food, transport, and multiple services. There's always something to do around here if you don't want to commute to the city. Also Astoria Park is nice!

Management of the building has really fallen apart lately. Rats are running rampart even during winter months in the waste area. Cockroaches are pretty bad as well in the warmer months. Extermination doesn't really do much than what we could've done ourselves. Still many issues not fixed in a couple apartments I've noticed. The building people are very nice, but usually they're slow on the response or really backed up which is a shame.
Advice to owner:
Hire more people or contractors to help fix any issues. Get rid of all the pests in the area. Fix the lights in the complex so it's more bright and not flickering or broken. You have a great area and this complex can be so much more!

No major issues. Trash pickup is curbside (placed by the maintenance staff) which leaves the sidewalk occasionally cluttered but understandably this is outside of the control of the building.

The Lower East Side is one of NYC's treasures: historic, warm & friendly, safe, and well-situated. Neighborhood is blessed with great shuls, shopping, cultural institutions (cinema, theater, dance, and live music) and parks (although the City has elected to destroy East River Park) .
Cons:
The Coop Board does not run these buildings well: laundry rooms inoperable for years, management team micro-manages tenants lives, some bigotry against the indigenous Jewish community.
Advice to owner:
Need to reconstitute the coop as a condo as soon as possible. Also need a new mayor: Eric Adams is already as bad as DeBlasio (who was worst mayor in NYC's long and storied history).

- Amenities that are advertised are not accurate, all of them are incomplete, badly damaged with no foreseeable repair. - Air conditioning / heating did not work for almost a year due to a missing piece that was not installed during construction. Then after it was installed, the units improved slightly but they still do not work accurately nor properly. Be prepared to be cold in the winter and hot in the summer. And no, the landlord or management did not provide any interim solution, we have given up and just hope for our lease end to arrive fast. - Almost every single appliance in the kitchen despite being new has broken down and are still waiting for repairs after months of submitting for repairs - the closets shelves have fallen because they were glued not drilled - elevators are not finished, probably because developer never paid elevator company - sometimes you will be called for deliveries other times they will just let them up - you can smell and hear everything from other apartments through vents in the bathroom - to submit a rental application they will ask you for hundreds of dollars and make you wait months until you hear back. Perhaps they wish you would just pull your application or get tired of waiting so that they get to keep your application fee. - there is no Wi-Fi in any of the shared spaces

Empire State Properties are the worst

The area around the building is dirty and filled with tourists. The scaffolding stayed there for a YEAR. The rooftop was closed for months during spring. The internal apartments have no signal so forget about having phone calls. Empire State properties never helped and were unresponsive. During COVID they were so welcoming only because they had their apartments empty for months but once people started returning to NYC they started being rude and unresponsive. They changed the rents to unreasonable amounts when no improve to the building could be seen.
Advice to owner:
Make realtors at Empire State properties more welcoming, kind and professional

Pest control was horrible. We kept the apartment clean but still we had roaches and mice!! The hot water was out very often. The landlord was responsive to the problems but honestly the problems just kept happening. It was annoying to keep having them over to fix things and nothing really got fixed (ig there were holes behind our oven, the landlord covered it and it broke again a few weeks later and then we got so many roaches and two mice).

Location is basically in Times Square, it’s very noisy particularly through the night with groups of cars parking on 7th avenue blasting music at all hours. Motorbike groups also circling the Times Square area which is very noisy but also feels unsafe. The building is freezing cold in winter (without having the apartment heating unit on all the time) as the windows are not sealed properly and there are drafts. The building are quick to turn the heating off before the required time set by the city and its common for the inside temperate to be below that required by the city. The gym equipment, laundry room and roof deck are poorly maintained. The laundry machines are mouldy and if the laundry unit breaks down the building doesn’t help, the tenant needs to contact the company that runs the laundry room.

Doormen are friendly and always keep package in package room. Keep common areas clean like hallway and facilities. Rooftop that can see Times Square. Garbage chute.
Cons:
Very loud just north of Times Square. Not the best noise cancellation. Garbage room is next to laundry which can be pungent at times. Weird building layout as it’s connected to a neighboring hotel; first 7 or so floors are for the hotel guests .

I would like the food delivery people to bring up my food

Terrible Property Manager/ Landlord

1270 as a Renter

The staff at 1270 are phenomenal. The security officers/doormen are all incredibly kind and effective at their work. The package pick up/drop off system is efficient and well-organized. The super and his team keep the building in good order, and respond immediately to work requests. Most of our neighbors are very kind and the location is great.
Cons:
You have to pay a $200 fee every time you renew your sublease, which is annoying. Most tenants own their units in the building so there is a lot of remodeling/construction and the Board is not effective at remedying noise complaints - not a problem if you work during the day, but impossible to live with if you work from home. Walls are pretty thick but very loud noises (drilling, hammering) will travel.
Advice to owner:
The construction noise can be unbearable. Soundproofing should be required in the hallways and walls of the units being remodeled to improve the quality of life for other tenants in the building.

Hostile Superintendent / Clueless Management

The neighborhood is great, and Jane Street is very pretty. The vast majority of tenants here are very friendly and super nice people.
Cons:
Scott the superintendent is the worst thing about living here. He is openly hostile towards many of the tenants, he hung out in the lobby of the building without a mask throughout most of lockdown, and he’ll lie to your face. Second worst is AKAM, the realty management company. Tony Disilva and Samantha DiMartino are inept, unresponsive, uninformed, and never take any responsibility for their numerous screw-ups. Third worst is Anthony the porter and occasional doorman—under Scott’s apprenticeship I’ve watched him go from a polite young man to a rude, aggressive guy who thinks it’s funny to pull his mask down and burp out loud when you’re entering your apartment. He also murmurs and mumbles under his breath once you’ve walked by. It’s like being in a really bad high school movie.
Advice to owner:
The building needs to incorporate better coordination and communication between the co-op board of directors and management company. It is so frustrating trying to get anything done, like a minor renovation or listing an apartment for sale. This is because the board seems unaware of what AKAM management is communicating to residents, and vice a versa. There are two sets of rules and restrictions around even the simplest of building procedures, and trying to get a clear answer about how to proceed with subletting, redoing a floor, or selling your apartment is a mind-numbing experience. Scott Casazza the superintendent has literally yelled at tenants over the most minor and meaningless things. I am tempted to post video I have of one of his meltdowns on YouTube but I’m resisting.

Rent don’t buy.

Moving in and out is a good experience, superintendent is great, front desk is awesome, the building is kept and maintained. The management company has been replaced and the new is better, and they are serious. Our landlord is amazing, caring, and great to work with. The court yard and gym are good. Convenient location to transit and necessities.
Cons:
When we considered buying, the many unit owners we talked to mentioned that the board isn’t great and doesn’t manage well. We were told not to trust the board president and they were right, we verified for ourselves. Have a lawyer involved when dealing with the board. The staff is not fond of the board either, they all expressed this.
Advice to owner:
Suggest that the board hire an outside accountant.

Lived here for like 7 months. Asked for repairs but Super or building repair guy either never shows up or comes knockin at random times like when I’m leaving for work. I asked for repairs in September last year. Still hasn’t shown up, so nothing has been done. Guess after you move in they forget about you. Gave up asking. This isn’t a doorman building but Workers always ask my friends where they are going. Not renewing my lease. Totally filthy complex. Dust everywhere. Never know what’s going on here. Always noisy work in hallways even on weekends. Just adding: hallways are super filthy and on Thanksgiving they started painting the trash containers so none of us could throw our trash away. So weird and inconvenient.
Advice to owner:
Hire someone to do repairs for tenants.

Not worth being Tricked

One neighbor basically helps everyone. The Q is close.
Cons:
Rented one apt but so many probs (roof falling in, mice, etc) then Nancy said she would give us another one at same price. We moved into a apt on a lower A year later she tacks on crazy fees. Suddenly she ends up trying to charge us more.. saying we owe all of this money. Still lots of apt probs but back then we had a decent super but he left. The “new supers” never show up when we needed repairs which was A LOT this building is a mess now. One of them cleaned the halls with water from washing dog poop up.. and never came back to clean it up. But when we saw one of them sneaking into a tenants apartment and then staying overnight in his apartment. Then we saw him in his underwear in an empty one another time. After we complained and they said we were lying. We had had it. Goodbye creeps. If your sheets are wrinkled when you come back from vacation you know it’s the supers. Watch your valuables if you live here.
Advice to owner:
Your apartments are run down and crap, not worth the hassle of how much money to try to get out of people.

You Get What You Pay For

Non-responsive, incompetent, apathetic management. Repair requests go ignored for months. When a response finally is given, it’s usually an order to contact someone else and wait around some more until *that* person says to contact *another* person and the cycle continues until you wanna just jump out a window trying to just get a damn buzzer fixed. Hallway/stairwells are disgusting, cleaned maybe once a month but definitely haven’t been deep cleaned for years. Stains on the hallway walls, floors, broken windows. And if you’re planning to move in, don’t expect the unit to be cleaned at all. Apartment itself is really nice, but this level of mismanagement and blatant negligence is infuriating. UPDATE 7.16.22: we have not had GAS SERVICE for SIX MONTHS and management has been useless in fixing it or coming up with a solution besides giving us a POS hot plate meant for heating up instant ramen in a college dorm. And the worst part? They are STILL TRYING TO RENT THESE UNITS TO PEOPLE!!!
Advice to owner:
Burn it down, sage the remains, start over.

False sense of security. They are never around and can never be found if you need them for anything. -really a shame this building is the way it is. Has so much potential but have heard (from neighboring buildings) and experienced nothing but problems since moving in.

I’ve lived in this building for 4 years. Even when the elevators were replaced the increase wasn’t this drastic. Meanwhile 75 percent of the city saw rent decreases.

The unit wasn’t cleaned out before I moved in and I moved in a day late. There were used toothbrushes in the bathroom, garbage left under the couch and nothing had been swept or cleaned. In fact the previous tenant was still moving out while I was trying to move in. I didn’t have access to the fire escape the entire year living there. I asked multiple times to have a different window put in that would allow access and nothing was ever done. I didn’t have heat or a working oven for 2 weeks in October/November and when I asked the landlord what was going on there was no response. Finally days later when I got an answer I was told to just wait and not answer the door for anyone I didn’t know??? I was given a toaster oven as a replacement for the oven after two weeks of not having a way to make food. The landlord and plumber would say they had been calling me multiple times to fix issues in the apartment and that I just never picked up. However, that was always a straight up lie. They constantly ignored my complaints and didn’t fix issues that needed to be fixed. The landlord lied again when he told the realtor that I was behind on rent and hadn’t repaid my security deposit that went towards rent when I lost my job during Covid. The realtor then threatened me with possible legal action. I immediately called my landlord and he told me he never said anything like that and acted all confused. I saw the management office open maybe once the entire time I lived there. My roommate lost her keys and couldn’t get a new set for 3 weeks because “management was closed”. What management company is closed for 3 weeks? The realtor wanting to show our apt was somehow able to get a copy in 3 days meanwhile my roommate lost her keys early December and couldn’t get new ones until January. Overall this management company and landlord were horrible to work with. I had zero communication with the management company as they were closed every time we tried to speak with them. The landlord was incredibly rude, a liar and acted like it was a problem to do his job.
Advice to owner:
Management should be open and available and easy to communicate with 24/7. Communicate with your tenants. If there isn’t going to be heat or gas for an extended amount of time you should let people paying you thousands of dollars know what’s going on. Communicate nicely as well. When we asked you a simple question like “why don’t we have heat?” you shouldn’t respond with “well you guys still owe security deposit Idk what you want me to do”. Stop lying??? Keep track of rent payments. Accusing someone of not paying when they did and threatening possible legal action might make you feel cool and powerful but that can do seriously damage to someone’s well-being. Overall do better and stop being terrible at your job. Thank you!

An Okay First Apartment
