Best Management Company

Former Tenant
Pros:
Amazing super, great management company, clean building, & well taken care of. Great communication and gets things done.
Cons:
Sound proof windows for front facing properties to help block out street noise.
Advice to owner:
Nothing

Great location and building

Former Tenant
Pros:
The high ceilings with exposed beams and brick walls and the courtyard we face are all beautiful and get lots of comments from visitors. The general upkeep of the building seems to be decent. The fit and finish of the building and our apartment are very good. The neighbors are great and the building in general is very quiet.
Cons:
The building is walk-up and no laundry so that’s part of the trade off for the wonderful area. The new landlord isn’t super responsive and heat provision is right at the edge of what’s required by the city so it’s ok but not toasty. Water pressure is pretty weak as well. Overall though the pros outweigh the cons.

Great location and size

Former Tenant
Pros:
Amazing location, full floor units so lots of light, friendly neighbors
Cons:
Had a pest issue that lasted way longer than it should have; management eventually fixed but it was frustrating; stairwells aren't cleaned regularly
Advice to owner:
Clean stairs more

Things to know

Former Tenant
Pros:
The location is great in terms of subway access
Cons:
They will not hesitate to raise your rent 33+% The street is a tourist trap and it’s sooo annoying, if you’re not open the tourists constantly using your front door as a bench do not live here. The feast of San Gennaro is hell.
Advice to owner:
Don’t be so money hungry and aggressive towards tenants nearing the end of their lease. They do not owe you anything after you essentially made them homeless with insane rent increases.

Amazing neighbors there

Former Tenant
Pros:
Neighbors are amazing people, time to time stoop parties. Super is very responsive. No major issues with bugs
Cons:
No laundry in-site

Great building but absent Super

Former Tenant
Pros:
The building itself is lovely and is usually clean. The trash is kept in a locked area outside and was organized regularly. There is an empty lot next door which allowed for a lot of sunlight and quiet on two sides of the building.
Cons:
The Super was almost completely absent. We moved in with some essential repairs needed and by the time we moved out a year later, they still had not been fixed. It took them months to even install a smoke detector.
Advice to owner:
The Super is friendly and answers the phone, but doesn't actually do the thing he has agreed to. We lived with the same issues in the apartment from the day we moved in and got tired of asking.

Great space, but everything else meh

Former Tenant
Pros:
Huge apartment - 1600 sq ft., high ceilings, open space with potential for whatever you want to fill it with. Property managers are responsive and try to help solve problems.
Cons:
Gas heating that is $$$ in the winter. Heat doesn’t always work and building refuses to fix it because the city will shut off gas if you call them to look into it. Can hear neighbors through the floors, if they are making any kind of noise (literally hear TV through floors), rotation of homeless ppl begging at the bottom floor bakery (sometimes really aggressive, and/or on drugs and don’t feel comfortable entering/exiting apartment), lots of street noise in front room, kitchen appliances are low end (for how expensive the rent is), landlords are cheap and do not reinvest into property.
Advice to owner:
The building needs to be gutted and renovated for the prices you are charging. Don’t just paint the hallways and think that makes the building nice.

Solid value building

Former Tenant
Pros:
- Quiet area and building - live over a great coffee shop - responsive and helpful management and super - clean building
Cons:
- really poor water pressure and slow to heat up

Solid Building

Former Tenant
Pros:
Landlord and Management really cares about the property. Lobby was recently updated and is beautiful (even though it was fine before). My apartment was renovated and all the materials used were high quality. Really love the block and neighborhood too. Lots of Brownstones.
Cons:
It’s in a quiet neighborhood but Madison Avenue can get noisey at times.
Advice to owner:
It would be great when another building gets built on the empty lot next door to block the Madison Avenue noise. Then it will be perfect. Buy the lot and put in a new building.

Waterbugs and Constant Noise from Neighbors

Former Tenant
Pros:
All apartments in the building are duplexes, which are a fun and unique layout; tenants are on the younger side. The neighborhood has great restaurants and is convenient to subways.
Cons:
Waterbugs are a huge problem, they come in through every vent. But the biggest problem is noise - there is no insulation between the floors or walls, so you can hear every footstep your upstairs neighbor takes and every conversation next door (parties have resulted in plaster raining down from my ceiling). Garbage has to be taken outside, out the front door of the building and down the block. Hallways are the narrowest I’ve ever seen, so move-in was a nightmare.
Advice to owner:
Put existing garbage rooms back in use and hire someone to clear them. Have an exterminator handle the entire building, not just individual apartments.

I would recommend

Former Tenant
Pros:
It’s in a great location, and the apartment itself is great for Manhattan.
Cons:
It’s a historic building so it’s not as modern as a new building, but it’s one of the best in the village.

Don't waste your time

Former Tenant
Pros:
Outdoor space is wonderful
Cons:
Poorly maintained, mgmt doesn't do anything and they're quite rude. Impossible to heat or cool well (bad windows) and it costs a fortune during the winter and you'll still use space heaters. Lots of leaks and cracked floor tile. Ants and roaches downstairs constantly.
Advice to owner:
Put some time and money into the building before it's too late.

Lived Here For 6 Years

Former Tenant
Pros:
It’s in Harlem and centrally located to the train.
Cons:
Bottom line, the owner of the building is a scam artist. When we first moved in he charged myself and my roommates 3x the rent EACH for a security deposit. Simply because we were young and didn’t have much credit established. He took total advantage of us 3 girls, young transplants that we desperate for a stable apartment. Not knowing that we were OVER PAYING in comparison to the apartments in the neighborhood and for the lack of amenities. The apartment was FILTHY when we moved in. There were mice problems, roaches and bed bugs. Mold as well. No help from the management company ever to rectify these issues. They would sent old drug addict biweekly to drop off mouse traps. When you make a complaint to the management company they’re very RUDE, slow to action and act like you’re being an inconvenience to them. Mind you WE PAID EVERY MONTH ON TIME! The super was very nice but very intimidated by the management company so he wasn’t always “allowed” to provide certain maintenances. Ie : I asked for my bedroom to be painted after 6years 🙄 and he said the management company said no but he wished he could do it. The hallways haven’t been painted nor any updates in YEARS but yet they confidently increase the rent every year. They suck. If you can avoid it, I would suggest save yourself the headache and pick another apartment
Advice to owner:
DO NOT DO IT

Responsive property managers. Lots of street (bridge) noise.

Former Tenant
Pros:
The supers and property management are very responsive.
Cons:
The main downside for the front building is that it is *very* noisy because the Wb bridge lands right outside your window. You need earplugs to sleep uninterrupted.
Advice to owner:
Keep it up. In the winter sometimes the front door doesn't fully close on it's own. Maybe add a new buzzing system with cameras!
