The apartments are clean; the building’s super is very very nice and is always around - quite friendly which is always welcomed. Rent is cheaper than in other places, but not worth it.
Cons:
Avoid this building at all costs unless you’re comfortable with extremely loud music at all times of the day and night, particularly in the spring and summer. Folks that don’t live in this building play board games and scream quite loudly in front of the gate to get into the building and/or back alley. A large majority of people in this bldg move out by the time their lease expires. This is not recommended at all. Zjama promises you quietness when you’re touring the building - it’s all lies. They also promise you storage area in the basement - lies (there are not enough storage units for all 16 units).

The renovated apartments in this building look nice. Stainless steel appliances, nice walnut floors, updated bathrooms that highlight the prewar aesthetic. The apartments are also relatively spacious (if you're living alone). The super is very friendly and responsive.

The apartment I stayed in received very little light. And because there was a wall put up in order to market the apartment as a two-bedroom, any light coming in from the windows didn't really reach the kitchen area. The building itself is quite dirty/smelly and there are LOTS of bugs: cockroaches of all sizes, flies, and bedbugs. The trash is taken out everyday, but you can still see cockroaches and flies in each of the trash rooms. People smoke inside the building in the hallway, leaving cigarette butts.
Advice to owner:
Hire an exterminator to come every month to treat the building!! The hallways/lobby should be mopped more frequently.

Heaters leak. Walls are thin and noise and smells travel. Front of building is dirty with poop and piss on the “lawn”. No ramp to get into the building. Laundry room is scary and the machines don’t wash well and overcharge.
Advice to owner:
Be more responsive. Get rid of the pests. Fix the hot water problem. Redo the floors. Fix the front lawn and control your problem tenants. Buy washers and dryers that aren’t cheap.

The building behind it, 350 Ocean Av, and the entire block behind it (St. Paul's Pl) attract really trashy people. Throughout the summer, fireworks and parties are constant. There is a lot of road noise and drivers are very aggressive at the Parkside / Ocean intersection. When service was needed, the super was often very late or did not show up on the day he said he would: he seemed to be the super for way too many buildings in the area.

Turn the trash collection area into a courtyard.

A Horrible Living Experience (based on neighbors and management/landlord)

There’s an intense level of noise from the building next door -all hours of the day, on random nights (weeknights and weekend). Many tenants moved out of the building during my time living here just for this reason alone. There are people standing outside the next door building all hours and urinating in this building’s trash area. It’s disgusting. There’s tons of barbecue smoke for 6 months out of the year as well. The management ignores serious repair issues and does cosmetic/minimal repairs. An example, a neighbor has complained of them not doing repairs in their apartment - as in not repairing a roof leak! I also had issues with repairs. They send people out -employees they pretend are contractors- who pretend they’re going to fix an issue but there’s no follow-up and the problems get bigger and bigger.

They’re beyond advice. Don’t rent in this building.

In my time here I dealt with absurdly noisy neighbors, bed bugs in the building (not my floor, but happened multiple times), and management who was unhelpful when they were even able to be reached. The cherry on top though was when we looked up the history on our unit and found the rent was illegally raised on several different occasions to well over what the state allowed. We did finally have this issue resolved, but it took half a year of constant pestering to reach a resolution with mgmt who consistently ignored our emails and calls. If you do move here, I recommend you request (from the state I think) a record of the unit showing the rates the unit has been rented at over time to determine if you are also being overcharged.

Kind neighbors. 2100 for a 2 bedroom with new appliances. Barely any "city noise" The super is nice. Not to be confused with the building owners / management co. Rent only goes up about 10 bucks each year

Building owners are nearly nonexistent and ignore requests Roof leak took 1 year to fix Packages stolen regularly due to front door being unlocked permanently Side door to building is always open even if the front door is locked Bugs on bugs on bugs even though we are very clean People smoke cigs in the hallways regularly Hard to get a hold of management co There are definitely drug dealers in the building. The heat works most of the time but has gone out around 10 times this winter for a day or so The hot water doesn't work sometimes because a neighbor has an illegal washer and dryer that takes it all.
Advice to owner:
Treat your property with care if you want people to stick around.

Rent is somewhat reasonable. Super is very helpful. Very close to the subway and Prospect.
Cons:
The building is LOUD. At best a lot of socializing, loud music, at worst domestic violence. There is an older woman who lives on Floor 1 who literally wails and screams throughout the day. Also- mice, roaches, AND bed bugs. Wish I was making this up, but quarantining here was a nightmare. Neighbor across the street has major drug problems and harassed people that live in this building.
Advice to owner:
Literally get a grip on residents, there have been many moments where it has felt unsafe to live here because of the people . Be better about pest prevention and transparency’s issues like bed bugs and mice.

Beautiful refurbished apartments, unresponsive management

Beautiful refurbished apartments, really spacious, washer and dryer IN UNIT, beautiful hardwood floors.
Cons:
Horrible management - we’ve been having noise issues with our neighbors downstairs and they have been unresponsive. Super is not very responsive either. But otherwise neighbors are generally very nice. Common areas are not very clean. The building has a fly problem.
Advice to owner:
Become more responsive to tenant complaints Get a new super - is super unresponsive and not very helpful There is a fly problem in this building , stemming from the ground floor garbage room

Big apartments, but roaches exist in some units

Large units with good light and space. Live-in super is responsive. Doormen are very nice. Neighbors are great and there is community. Come make it better and don't become like some new transplants. Across from park and very close to station. Updated mail delivery. Love living here and have for years.
Cons:
Finally took down 10 year old scaffoldng but 2 year old scaffolding on side is still up and ugly. Building has roaches but not all or most units!
Advice to owner:
Get rid of the scaffolding! Also open the roof again as an amenity!

Advice to owner:
the property owner should display just a modicum of care in attending to the tenants’ needs, i.e. concerns about nonresidents having access to the building, stolen packages, significant bed bug infestation, etc., rather than being dismissive and condescending.

Each trash room had small roaches. The super was not bothered by them. I also had a mouse in my apartment twice and brown water.

Horrible landlord and management company

Absolutely none. Zero. It is close to prospect park but you will have serious other problems in your apartment so it isn't worth it to live here.
Cons:
Pest problems, landlord neglects building and fails to make repairs. The new super tries his best, but the property owner has been neglecting the building for decades and actively neglects specific tenants because they want them to move out so they can rent their apartments for more. The building manager is rude and aggressive, even over email, and the landlord offered no relief for covid 19. He is a nyc slumlord with 84 buildings, a long history of housing violations and we have been in and out of court to get basic maintenance done. It took a 12 month tenants organized rent strike to finally force the the landlord to make basic repairs and control the rats in the basement. Stay far away. One of the top 5 slumlords in nyc every year on the ny post list as well.

Fix and maintain the building.

Warning & Beware

Close to highway and VZ bridge
Cons:
Tenants smoking right outside main entrance along with superintendent as well who smokes along with them. & a very unprofessional and very rude building manager named Jimmy who doesn't care about tenants concerns. Building never gets clean. Occasionally the first floor but the upper floors never get mopped or cleaned.
Advice to owner:
Get a new building manager and superintendent ASAP, ones that can be respectful with communication and actually care about tenants concerns.

Side door is open so anyone can walk in, people selling & smoking drugs in the front, during the summer these people that hang out in the front are really loud during summer nights they hang out until 4am usually. roaches and rats all over the building, the incinerator is broken so the garbage is just piled up in the trash room on every floor been like this for years. Big rats on the first floor. The laundry room is disgusting. I can go on and on!

Fix this place up it’s a damn mess!
