Good location near train; near lots of good restaurants and close to prospect park. Also unit was spacious and had in unit laundry

Poor management that makes threats and doesn’t follow city housing law for stabilized units. Also huge mice problem

They want you to pay for luxury but don't provide it

Centrally located, free washer/dryers (that work most of the time), absolutely beautiful finishes in the apartments, a roof deck (dilapidated in some sections but somewhat enjoyable), elevator, chill residents.
Cons:
Management lets everything go to shit, they don't fix anything. Having a gym is a luxury but half the machines have been broken for over a year despite resident complaints. The apartments on the backside of the building have rampant pest issues due to poor waste management practices. People have left in droves from that side of the building to to the unbearable ant, roach, and mice issues. There is heat in the building and it's kept incredibly low in the winter, the onus is on you to use a loud ass PTAC unit (good bye sleep!) to keep actual warmth in your apartment. The unit (when it works) runs on gas which you pay for. So if you want to feel warm in this building during winter you be ready to pay for it despite heat being "included" in the rent. There's a church and a dance studio on the bottom floor also managed by the same company. Neither of these spaces have any sort of sound proofing so good luck having a quiet evening or weekend EVER if you live on the second or third floors. The noise from the studio alone shakes the walls and floors and can be clearly heard and felt, often until late at night (past 10pm). If you have a baby that need sleep, sensory issues, or migraines DO NOT MOVE HERE. Repeated requests to management to do something about noise levels have fallen on deaf ears and requests to the people managing the spaces has been met with apathy, aggression, accusations of racism, and continued ridiculous amounts of noise. In addition, families using the dance studio allow their children to terrorize the building. The kids hang out in the gym and leave it an absolute wreck, they leave food everywhere, and they run screaming up and down hallways and stairwells. Literally no one would care if there were children in the building if they weren't tearing it up and screaming. Management does absolutely nothing to stop this. In general building ceilings and hall-adjacent walls are thin. You will hear every step your upstairs neighbor takes, everything they drop and best of luck if they have a treadmill up there (it's the worst). From your living room/kitchen you can hear neighbors from the other end of the hall as they have conversations in their inside-voice. Also voices and pot smoke travel through the bathroom vents (get hotboxed while you listen to the couple upstairs argue, anyone?) Lastly, management does not have a doorman despite saying they do and keeping a desk there for appearances. While having a doorman is a luxury and not a need, if they had one (as advertised) there would be someone to keep the kids out (you know maybe under the supervision of their parents where they should be) or at least well-behaved and less package theft.
Advice to owner:
Maybe give a crap about the property? Fix things (the roof deck, the furniture on the roof deck, the laundry machines, the gym, the lobby), and keep the building clean by hiring more than the two or three terribly overworked building services people. That might help with the rodent problem. Listen and RESPOND appropriately to the people that rent from you when they are begging you to enforce ethical practices from the businesses that share the space. We have a right to the peace and quiet enjoyment of our homes.

I lived in a 3 BR apartment that had in-unit laundry, dishwasher, and every room had a PTAC unit that you control the room temp with. My room’s PTAC was quite loud but not unbearable. There was a large bathroom in the middle of our unit that was big enough to do yoga in (felt oddly excessive). We had a balcony which was nice but the view was of a tall building. Rooftop access and option to buy a parking spot. Apparently there was a ZipCar car rental service in the basement but every time I tried to rent a car they were spoken for, so not as convenient as I had hoped. Building has an elevator which is nice. Super close to Prospect Park and somewhat close to the subway (Q/S lines). I lived on the top floor so I can’t speak to footsteps but didn’t really hear any neighbors while living there. Maintenance was pretty quick to respond when we needed them. It’s an okay apartment if you are looking for something that has a hotel vibe. Doesn’t have classic NYC/BK charm but it’s fine.
Cons:
The windows didn’t let in a ton of light. There is a gym but half of the equipment wasn’t working when I utilized it. Exterminator comes monthly but unit still had ant infestation. The floor layout from the kitchen to the living space felt odd but that’s really nitpicking. Mail room was hit or miss if mail people actually put packages in it - not buildings issue but just think people should know.
