A lovely place to live in

Rooms are super warm and cozy during the winter. No drafts. All the conveniences you could need within a block (including laundry) Good appliances Spacious living room. Pretty. Easy-to-clean bathroom. Good water pressure and hot water. High ceilings. Responsive super. Easy to buzz people in the building. Friendly neighbors. Thick walls. Big windows. Simple trash management (just bring to basement any time). Wide staircase.
Cons:
All rooms do not heat up equally as the room with the thermostat is one of the bedrooms. Not a huge deal at all though. No elevator.

Mice + Giant Roaches

Great location, near Columbia. The overall management is very responsive. The apartment had a really cute set up, as well.
Cons:
(See the title of this review). The building not kept up very well / the building could use a lot of TLC. There are mice & massive roaches (it was clear from the start of my lease that there was an infestation). The building super was pretty absent (not 24/7 super but you have to call the central management line) Washer, no dryer.... the garbage disposal is around the corner, not in the building.
Advice to owner:
I think the management is generally responsive & there's some good things going for the building (location, setup, etc.), but they also need to invest in their buildings a lot more.

Lacks basics: no cooking gas since May 2022 -the garbage isn’t maintained and chutes are either jammed or overflowing, which creates smell that attracts roaches -the intercom has been broken on my unit and not fixed -plumbing is a building wide issue, more than once my bathtub has leaked into the floor below- causing my water to be shut off and shower to be out of use for days at time -super is unresponsive, good luck if you actually need help. Sent a pic of my crumbling ceiling for fear of a structural issue back in Feb and no one ever responded -despite all these issues the management raised my rent +18% (to not have cooking gas or working intercom)

Overall great building, some bugs

Friendly neighbors, great neighborhood, great location, good water pressure. Apartment has high ceilings and nice hardwood floors.
Cons:
Roaches. Roach sightings vary. We're very diligent about cleaning our apartment. Sometimes, we'll go for months without seeing any, but then other times, we'll see them once a week. Management can be hit or miss. When we had to move out of our apartment due to bed bugs, management gave us one month of free rent and paid for our dry cleaning bills. However, when our elevator was out for approximately 9 months, management was very unresponsive. We had to fight with them to get a 10% rent credit during that period of time.

The cooking gas service been cut in all the apartments already 3 months and counting, not even one worker is in the building, after several emails, management doesn't give any answers when it will be restore. Even with that, they want to raise the rent to the tenants for the renewal (14%+) and not even want to negotiate (about rent raising they answer the emails, just to say it is not negotiable)

Don't overcharge good tenants who pay on time when even we don't have a basic service for months! This is insane.

Terrible property management

Great location. My apartment was a two-bedroom with a bathroom attached to each room, a rare find in NYC.
Cons:
The property management company - A&E Real Estate - is absolutely unresponsive. I had a kitchen fire on a Thursday night, and my renter's insurance company needed permission from A&E to bring smoke removal cleaners into the apartment. Starting Friday morning around 9am, I began trying to contact them. A&E did not pick up the phone, respond to voicemails, or respond to emails titled "Emergency - fire in building." When someone did pick up the phone around 2pm, she claimed to be the "emergency after hours person," but she told me she could not help and that I would have to call back on Monday. Eventually the super was able to get A&E to call me back, but by that time the entire day had been wasted. The cleaning company came on Saturday instead of Friday, meaning the smoke seeped into the walls of my apartment overnight.
Advice to owner:
Get a property company that picks up the phone or has some way of responding to emergencies.

it's been unlivable since january 2022. Avoid this building like the plague.

The doormen are nice. There are no rats in the corridors.
Cons:
They started a major and unnecessary renovation in January 2022, changing the facade. The place has been unlivable during the day since then, especially the first few months when jackhammers would be constantly battering the exterior. The noise inside apartments has been deafening, louder than a subway train rushing by. All the landlord has done was provide foam earplugs, which of course do not help at all if you cannot watch tv or talk to your family. The landlord insists that everything is legal, and i believe him, but that does not make the building livable. This is a mixed-use building, with both marketrate and subsidised tenants, so this is obviously the usual way for a landlord to get long-time tenants to leave.
Advice to owner:

The management company A&E was difficult to get a hold of. When I did manage to speak to someone, they informed my they were raising my rent 40%. They expect tenants to reach out to them for information on things like rent increases and move out information instead of their employees doing their jobs. I truly don’t know what their 100+ employees do all day. Then, when I told them I was signing a lease elsewhere, they never attempted to follow up or confirm my exact move date. I once again had to check in with them on the last day of my grace period, days after I moved, to get move out information they failed to send me. The building’s cooking gas had been off 3 months at the time of my moving and aside from posting a notice on the front door of the building, there was zero communication about progress or estimated timeline.
Advice to owner:
Stop raising rent an astronomical amount to your tenants who have good payment history. You’re pricing people out of their neighborhoods. Answer emails in a timely manner. COMMUNICATE with your tenants.

Takes forever to get anything fixed and almost never fixed properly if not done directly by our maintenance guy. As soon as management needs to be involved nothing gets done. Charges exorbitant rent for a pretty crummy building. Did not turn on my heat until WAY past deadline. Did not turn OFF heat until way into warm months.

A&E Management - THE WORST!

The entire building has been without an elevator since September 2021. How is it possible for a management to allow this issue to go for this long? Knowing, the building is 6 stories high. Disable, seniors, pregnant women, and tenants that have medical needs live in the property. The management has very poor follow-up skills. We only got 10% credit for 3 months. What happened to the months after September onward? The management keeps telling us next month the elevator will be fixed, but next month keeps rolling into another month and another. Unreliable. The maintenance in the building is horrible. Cracked paint falling off the walls, hallway smells, mold infested walls, probably asbestos. The super does not mop or sweep the building. Only the lobby. We can go for weeks and the building is not mopped. Roaches the size of cars everywhere from the staircase to your apartment. Disgusting. The courtyard is not cleaned, broken intercom, broken mailboxes, broken glass on the ground in the courtyard, and garbage left by tenants in the lobby. Leaks. Oh my. Where should I begin? Leaks are everywhere in everyone’s apartment. Leaks in the bathroom in the kitchen in your bedroom. You name it. Not once, but multiple times. The maintenance in this property is horrible and not well kept. Most tenants are respectful, but most don’t care. You have vampire tenants who think no one deserves to rest. Manangement does nothing. Instead, management tells you to solve it on your own, because has nothing to do with them. The management does not respond to calls or emails. Maybe, just maybe once. You would need to keep continuously calling or emailing. Constantly following up with the Manangement office. I, personally, do not recommend anyone to rent from this Manangement. They only want your money, but don’t want to fix or treat tenants with respect.
Advice to owner:
First, stop with the unrealizable lies to tenants. Stop treating tenants, especially minorities like shit. If you don’t want the building or to do anything with the building, simple, sell it. Fix the elevator. We are all going on 9 months and no elevator service. Give the tenants credit for the entire months we had no elevator. Be responsive. Be respectful. Take time and visit the property to witness the condition the building is in.

Cons:
Water turned off multiple times in a month, water bug issue plus an intense 2 year construction site. Construction hours are 8:30AM-5PM Monday-Saturday. It’s unbearable and managing agent offers no compensation. They are dishonest about timeline snd are not forthcoming of how impactful it is to residents quality of life.
Advice to owner:
Be honest and transparent with people. Don’t charge luxury building prices during a huge construction project and then act surprised when tenants feel like they were lied to and taken advantage of. This is our home and we deserve respect and honesty. The construction project has negatively impacted the quality of life in the building. Take responsibility for your lack of concern for tenants while completely disrupting their lives.

The never ending construction. They are gut renovating multiple units on what appears every floor. They have lined the hallway carpet with plastic and since construction is still going on we walk through a construction site every time we exit the elevator. The building is now also doing external facade work which means them jackhammering away the brick. This goes on all day long and the sounds is beyond excruciating. Pretty impossible to work from home and you can’t concentrate or take any work calls. Can’t open the windows as significant amount of jacketed dust will be allowed in. Who knows what is in that dust and definitely don’t want you and your children breathing it in. The amount and length of construction was not defined when we signed the lease.

The super is a very old man who gives you attitude every time something needs to be done. He did not properly clean the apartment before I moved in. Apparently, it was rented by a cat lady so the apartment reeks of cat urine every time the heat comes on.  Instead of removing cat hair from the walls, he simply painted over them, thereby sealing the smell and hair into the walls. Two years later, and hundreds of dollars in cat urine products used, the smell still won’t come out.  The owner refuses to fix the water hammer sound that occurs during the heating season. Therefore, you will hear loud banging and clanging at all hours of the night.  The walls are very thin and poorly insulated. You will hear your neighbors’ conversations. Even though this is a non-smoking building, tenants still smoke in their apartments. The super and management refuses to do anything. Broken items are temporarily fixed. The building floors are rarely mopped/swept. The floors are generally sticky and dirty. The building is next to a loud bar so you will hear drunken fights at all hours of the night. Walk up building so good luck dragging your laundry and groceries up the stairs. Delivery personnel leave your heavy packages in the lobby. Poor upkeep so good tenants rarely stay. Noticed an increase in roaches within the past year.
Advice to owner:
Pay a fair wage to your employees and hire competent super/property managers.  Repair items properly. Your penny pinching ways are why good tenants keep leaving.

Halls and garbage room were always dirty. We had an extensive problem with drug use in the stairwell-trash, urine soaked clothes, broken drug paraphernalia left in the stairwell. Roaches were a problem no matter how clean we kept the apartment. Management offers bimonthly extermination but the extermination only helped the problem for a bit. Water pressure varied and the water would run brown for several seconds several times a week…even tho though the landlord made plumbing improvements that warranted a rent increase.
Advice to owner:
It’s clear that you are doing the bare minimum to keep the building in shape while raising the rent. Your tenants may not be wealthy people, but that doesn’t mean they deserve to live in poorly maintained building.

A&E management - they own this apartment and they are super shady. They pulled a bait and switch with the price - said one month rent free, then well into application process, said the offer wasn't available. RATS OUTSIDE!! Major construction next door and poor garbage management attracts them. Garbage area was always gross, garbage piled crazy high on collection day, attracts rats. Roaches no matter what I did. I saw about 1 to 2 small roaches a month. You are supposed to be able to sign up for exterminator monthly but he never came. Poor garbage management - this building desperately needs an incinerator or a dumpster. I guess NYC does not require it to have one, but letting a mountain of garbage bags sit on the curb all day until sanitation picks them up is disgusting and a health hazard, rats are constantly in the pile No security on first floor apartment windows - I didn't live on the first floor, but the windows of 1st floor apartments that faced the sidewalk were at chest height or lower, yet did not have no security bars. I would still recommend this building despite the cons as long as you do not get a first floor apartment and as long as you don't believe any offers or discounts A&E gives

The bedroom was really big. I’m not sure for other apartments but that was a great surprise.
Cons:
Pests were crazy. We had to call an exterminator every two weeks and we kept our apartment spotless. The neighbors were loud. There was always a smell in the building. Packages were often stolen. The heat was way too high, often resulting in nosebleeds. Management took months to get back to you about issues with appliances or keys. The super was loud and rude.
Advice to owner:
Respond to your tenants in a timely manner when they have complaints about important matters such as the dishwasher not working or the range being broken.

Decent rent in an industrial area of LIC. Local businesses and tenants are all friendly, and the super is great. The location is convenient to everything. Bleaching during COVID. Edit: trash can in lobby has been added since this review was posted. Good job A&E and landlord, and thank you.
Cons:
Some roach issues (nothing serious), but building provides free pest control and they are very reliable. The management company isn’t the responsive at times but they’ve gotten better during the pandemic. Heat kicks in at stated temps but damn, it gets cold in this building. Neighborhood can be loud at times with Ed Koch bridge traffic and general LIC music blasting cars at all hours.
Advice to owner:
Turn the heat on earlier. Add bathroom vent fans to units. Make sure the management company is more responsive. Garbage cans in common areas would keep mail litter to a minimum.

12th and 14th street investor, llc/AE Realty really just banking on the desire to live in Park Slope. This walkup has nothing of note to offer. The 3 BDRs are basically closet sized. The 2 Bdr has a tiny bedroom that does not have any heat. I’ve lived here over 4 years and can’t wait to leave. Complaints about unsealed windows and cracks go unanswered. I have sheets of ice on all the windows in winter. The entire first floor seems to be occupies by one really nice family. My issue with them is the constant cigarette and weed smell in the first floor lobby. One of the apartments have some choice individuals showing up at all hours of night. The trash area is run by rats and even had a couple of raccoon sightings. But hey, it’s low rise Brooklyn, pre-war charm.
Advice to owner:
Do something about the cigarette smoke. Replace the windows.

Constantly finding roaches - either dead in the heater, in my shower drain, or I’d literally see them crawl under my hallway door (had 5 live ones crawl under in one night once) - it was horrible. - Cleanliness: Apartment hallways were extremely dirty with old/stained carpet.
Advice to owner:
Either start doing or significantly improve pest control. Place is roach central. Hallways need remodeling - carpet is disgusting and dirty.

The super is a good person. He has a tough job caught in the middle of the war between the landlord and tenants. Tenant association is strong but we are getting tired of dealing with the landlord.
Cons:
Beware, the walls are painfully thin, its by design. When NYC rent-stabilized tenants refuse to be pushed out, landlords take a more aggressive approach: They deregulate through vacancy. During an illegal renovation, the contractor removes all insulation between walls, then zero insulation between apts., pitting neighbor against neighbor or moving because of sleep deprivation. Living here is a job. It took years to resolve the no hot water, no heat issue. If your neighbor smokes, so will you. They bought the building for $8m, they are trying to evict as many tenants as possible. The building is on a list with the DA concerning construction fraud.
Advice to owner:
A&E is exactly like Goldman Sachs. They refuse to give our older super a porter but expect him to handle all the cleaning in the building and covid management cleaning.

- A&E management (as of April 2019) is notoriously awful and they lived up to their reputation (previous owner was better) - Poor communication and deceit about a gas leak in the building, accompanied by refusal to let people move out early, offering only hot plates as a solution (which were never delivered) - Super lives off site and is completely unreachable - Roach problem reoccurs every spring/summer, likely due to poor waste management

The room is quite nice, small but clean. Great water pressure! Sup is very helpful and friendly. The surrounding is good, quite friendly and lot's of food. Washer-dryer in the room is also a big plus
Cons:
If your apartment is facing Amsterdam Ave(not sure about the other side), It's quite noisy during the evening, with tons of trucks passing every night, also very close to the bus stop. The heat is not very good, the window can't keep the warmth.

Sunnyside is a great, relatively quiet and safe neighborhood. Unfortunately many apartments available for rent are old and horribly maintained.
Cons:
Rats, cockroaches, water leaks, horrible management, horrible super. Had several leaks caused by the upstairs neighbor that got into our electrical and caused mold. They never fixed it. There was also constant construction and people coming into our apartment without permission. They barely respond or gaslight when you have a serious issue. Only thing they did right was give us our security deposit back.

Decent place to live

Apartment was completely renovated when I first moved in. Spacious and affordable for a 2 bedroom in Queens. Clean and well maintained.
Cons:
Water bugs get in from time to time. I had to install a door blocker to keep them out. The bathroom ceiling cracks and leaks and no matter how many times maintenance comes out to fix it, the same issues comes up in a matter of weeks.
Advice to owner:
Clean the hall ways more often, sometimes there are spills that doesn’t get cleaned up for days. Fix the plumbing in the bathrooms so it won’t leak into the neighboring apartments.

Riverton is a set of old buildings but there are newer, renovated apartments. The building service crew is nice, the grounds are well maintained, there is laundry in the building, and a new package holding area. There is also a tenant association that holds several events a year, senior center, community garden for the kids as well as a playground and basketball court.
Cons:
The NYC roaches, people are stealing packages now, close to Harlem Hospital so a lot of ambulance noise, and sometimes noisy neighbors.
Advice to owner:
The hallways could be kept cleaner and there can be so more pest control.

Great area, no issues with noise, super is very responsive. That’s about it.
Cons:
Management took 47 months (hyperbole) to fulfill ANY request that the super can’t do himself. I saw cockroaches in the hallways and basement... there was a bed bug issue on almost all the floors. The pest issue is so bad there is a blank sign up sheet in the lobby where you would write down your unit and they have an exterminator come and ‘service’ it, twice a month. Laundry sucks, one machine was always broken. The ones that work weren’t great. Only two washers / two dryers for entire building. Coin operated. And.. as mentioned.. roaches in the basement where the laundry is. WAY over priced and management is not willing to work with you.. even during covid. They don’t care about tenants / keeping tenants at all. They know the buildings they have are not great & don’t want to negotiate with a renter that they know will leave in the next year to find something better.
Advice to owner:
Fulfill service requests more promptly. Get an EFFECTIVE exterminator. Inspect apartments on floors with issues with bugs / roaches. It is a beautiful building, but it is not clean or kept well aside from mopping once a week. New laundry machines that are card operated. So unnecessary to use coins on old broken machines.

Don't rent from an A&E managed building

Within 1st 6 months, apartment looks great. No cockroaches, no blood gang affiliated member tenants living next door fighting all day and selling drugs in front of building. The cleaners and building managers are polite though.
Cons:
After 6 months, you realize how loud the neighborhood is, cockroaches creep in from below the floor into your apartment since there's holes all around the edges, the heater is covered with a cheap piece of metal to cover years of dust and carcasses of pest. High price for little space, unresponsive management, they'll do anything to keep you locked in. Hoodrats (I'm black, I can use that word without getting accused of racism, I think) all over the neighborhood since A&E is trying to fill those apartments now that people are leaving nyc.
Advice to owner:
Change your management. A&E is not good for business.

Constant issues with roaches, rusty bathwater, terrible/unreliable super, hot water is not always available, hornet infestation outside building, the main floors in lobby/outside units have not been cleaned in years, when I moved in the apartment was not cleaned and was COVERED in cat hair. The building is naturally hot, so my electric bill for a 700 square foot unit is $300 a month in the summer. They will allow a family of 4-5 to move into a 1 bedroom unit, so it’s unbearably noisy at all times. The realty company that manages the building will never pick up their phones, and will send late notices days after rent is paid because they are so disorganized.
Advice to owner:
Fix this building and these conditions so people can stop living in hell.

Wonderful Neighbors, Subpar Management Company

Across from a school so very quiet at night, and a wonderful neighborhood. The studio I was in was massive and originally a fair price.
Cons:
Management company is shady. 6 months into my first year they tried to increase my rent by the 2-bedroom rate for a capital improvement (new elevator which was installed months before I signed), even though I was in a studio. I fought it and won. Then low and behold when I renewed my lease the increase was the exact cost for the capital improvement. They lost a check I mailed them so I sent a new one and I had to pay the stop payment fee for the lost check. They then tried to cash both checks and when the ‘lost’ failed they attempted to charge me a no good check fee. Pest control used to come at approximately 6pm once a month which was wonderful as a working professional. This was switched to midday without notice so I went almost a year without pest control. I moved out because they attempted to raise my rent about $400. I signed the non-renewal instead. The week I moved out they sent me a “corrected” lease to sign with a $50 increase. I guess someone in the office flagged it as illegal for a rent-stabilized apartment.
Advice to owner:
Stop trying to charge Manhattan prices for outdated apartments in Sunnyside.

Our apartment started flooding the week before isaias. When I reached out to management, we received no reply. The problem is getting worse and no corrective action has been taken a week later. No respect for tenants. Our super is a very nice guy but he cannot do major property fixes. Our front door is constantly broken and is a security problem. We have consistently paid rent, without issue or complaint, throughout the pandemic despite both tenants being furloughed. We received zero updates from management during this time and no safety measures were implemented. They do not care about tenants at all

Good Upper Westside Apartment

24-hr doorman, secure building. Apartments themselves were nice and in a convenient location. They always responded quickly when I needed something repaired. Building staff and maintenance were all very nice.
Cons:
They switched management companies to A&E within the last 6 months or so of my lease and started to do a lot of construction which unfortunately tainted the remainder of my time with the presence of new occupants - rodents. The mailroom was managed by a separate service from the building itself, which was at times inconvenient if you were unable to retrieve packages during their hours of operation. The gym was bare bones and had poor air circulation.
Advice to owner:
Not much advice, my experience was overall positive. I hope that the rodent situation has been resolved but I know it is a common issue in the city too.
