So many amenities (and don't typically have the issue of too many people trying to use them), great maintenance team, nice size apartments with updated features.
Cons:
It is a BIG building, so we have had major issues that were addressed immediately but if it is not an emergency things are put on the back burner.
We had our toilet flood our bathroom twice and both times someone was up immediately to fix it. As well, we had a mouse and they came up immediately and set traps but never came back to fill the hole.
Advice to owner:
Some of the machines in the gym have never worked

Amazing luxury building at an affordable rent price

Great building, great management!

Pros:
Well maintained and clean building. The super, Mario, is incredibly sweet and very responsive. He will go out of his way to help you with even the most minor issues. The block is super quiet compared to most of Alphabet City and the East Village.
Cons:
The video intercom system and laundry card systems are needlessly complicated, but you get used to it

Give Mario a raise

Doormen are the best, never had a package stolen, maintenance is pretty responsive and helpful

LOUD AND INCONSIDERATE NEIGHBORS the building does not care about noise levels at all, roaches in our apartment (they did bring in pest control within a couple weeks of reporting but it didn’t stop the issue), rooftop is nice but owners let tenants pay to have parties on it in the summer which means you will have to deal with feeling like you live in a club every night because management doesn’t care about the noise level of the parties they just use it to bring in even more $$$, have also had issues with brown water coming out of the taps, and washers and dryers are constantly out of service and ruining clothes.
Advice to owner:
Actually care about noise levels and partying that goes on in the building, get the pest problems under control, actually do maintenance on the laundry room!!!

The building is clean and well maintained and the staff is super kind and responsive. All repairs are submitted through an online portal. I very much enjoyed living here.
Cons:
The property management company can be slow to respond, especially in regards to lease renewal, etc.

Keep up with laundry room but other than that great staff and great building.

The staff does a great job of running the building. Doormen are awesome.
Cons:
Management doesn’t respond to emails and hard to speak to anyone on the phone.
Advice to owner:
Give heat more dynamically. When it’s cold out there’s too much heat. And when it’s really cold out there’s not enough heat.

Solid place to live with Covid making things cheaper

Pros:
We got lucky with Covid driving the prices way down and therefor our rent is very affordable. Usually this building would be hideously overpriced. Gym and laundry both in basement, doorman, courtyard, communal roof deck. As good of a location as it gets. Small patio in our apartment. Nice kitchen with large counter and good appliances.
Cons:
Normally very overpriced in non-Covid times, very nervous what’s gonna happen to our rent when we go to renew. Equipment in the gym and laundry room is frequently broken for long stretches of time.

- Back elevator broke down almost 3 times a month. I’ve also gotten stuck on it which is terrifying.
- Management is completely disorganized, they don’t have a phone number and when you email, you speak to a different person almost every time. I have also been yelled at over the phone by them for requesting maintenance to our apt.
- Half of the laundry machines are usually broken.
- Every maintenance fix to the building and/or apts is just patch work. It’s done the cheapest quickest way, and usually the fix is broken again weeks later.
- Management will try to take your security for the smallest things and has ignored my emails before when trying to retrieve my deposit back.
Advice to owner:
Have a more organized management team/system. If you’re trying to sell this building as a “luxury” building, then treat it like one.

The units are well maintained, with high ceilings, eco-friendly appliances, thick walls, and bamboo flooring. There is a great furnished rooftop with south and east facing views. There is regular trash and recycling pickup as well as laundry in the basement.
Cons:
The neighboring building has scaffolding up with bright lights that can be bothersome, but that’s about it.

Love the views from our balcony and how big it is which is very rare and the big bathrooms.
Cons:
Henry tried to rip you off on your lease when you sign but you just have to push hard.

Make the doormen wear masks.

Far from any trains :(

Doorman and handyman were both really helpful, but management property could sometimes be hard to get in touch with for questions about rent changes or lease agreements. Also wasn’t super friendly.
