It's a rent stabilized building, (c) openigloo so that alone is enough (c) openigloo to get many people to (c) openigloo sign on. I also had (c) openigloo no pests in the year (c) openigloo I lived there which was (c) openigloo nice - although I did (c) openigloo see some (dead) in the (c) openigloo laundry room. The super is (c) openigloo really really awesome - very (c) openigloo responsive and quick to address (c) openigloo any issues that he has (c) openigloo control over. The building is (c) openigloo also the only residential building (c) openigloo (along with its sister 11-25 (c) openigloo 46th Rd) on the street (c) openigloo and faces Communitea and a (c) openigloo school for special needs children, (c) openigloo so it's generally very quiet (c) openigloo on the street. The location (c) openigloo is also great, being right (c) openigloo by Court Sq and also (c) openigloo Vernon Blvd.
Cons:
At the same time, it's (c) openigloo a rent stabilized building - (c) openigloo so the management won't really (c) openigloo care to keep it updated (c) openigloo or nice. Tons of landlord (c) openigloo specials - everything is painted (c) openigloo over with white, and the (c) openigloo electrical setup is terrible (per (c) openigloo an electrician friend). The floor (c) openigloo in my apt was quite (c) openigloo sloped/nearly sunken which I got (c) openigloo used to, but the biggest (c) openigloo issue I had was that (c) openigloo the bath tub was also (c) openigloo sunken leading to standing water (c) openigloo which is obviously horrible from (c) openigloo a bacterial growth/health perspective.
One noisy neighbor ruins everything

One neighbor spends hours outside (c) openigloo playing his music or sitting (c) openigloo in the lobby watching vids (c) openigloo on his phone loudly. Doesn’t (c) openigloo care about his neighbors and (c) openigloo it’s been like this for (c) openigloo years with no help from (c) openigloo management. Apartments could use some (c) openigloo upgrades, too, as well as (c) openigloo the interior lobby and stairwells. (c) openigloo Also, the management is not (c) openigloo very responsive when it comes (c) openigloo to actual complaints especially about (c) openigloo the noisy neighbor.!

Get rid of rhe disrespectful neighbor!

Cons:
Building is not secure, despite (c) openigloo having doormen present. Several exterior (c) openigloo doors are unlocked and anyone (c) openigloo can access the building at (c) openigloo any time. They currently have (c) openigloo a problem with someone sneaking (c) openigloo in from 12-4am with a (c) openigloo mailbox master key taking everyone’s (c) openigloo mail. Minimal security cameras and (c) openigloo dark hallways. My floor was (c) openigloo very smelly. Outdated plumbing, and (c) openigloo you need your own appliances.
Advice to owner:
Maintain the building.
This is a good affordable apartment.
