The building management is abhorrent. (c) openigloo Completely unorganized and mismanaged. I (c) openigloo had to be the one (c) openigloo to reach out about a (c) openigloo renewal because I hadn't heard (c) openigloo from anyone. They gave me (c) openigloo the runaround, seemingly didn't even (c) openigloo know who would be handling (c) openigloo that, and then it ended (c) openigloo up taking 6 days for (c) openigloo me to finally have someone (c) openigloo send me the renewal. Mind (c) openigloo you, we were 6 days (c) openigloo over the 60 day limit. (c) openigloo The actual process of them (c) openigloo showing my apartment to potential (c) openigloo new tenants was SO unprofessional. (c) openigloo The landlord emailed me on (c) openigloo a Saturday at 12pm and (c) openigloo said "Can I show your (c) openigloo apartment? I have a client (c) openigloo outside." I had to call (c) openigloo him and tell him I (c) openigloo was not home and they (c) openigloo he could not enter my (c) openigloo apartment without me there. He (c) openigloo had a client with him (c) openigloo as this happened. SO unprofessional (c) openigloo and horribly organized. And then (c) openigloo when he would text me (c) openigloo asking ahead of time if (c) openigloo he could show my apartment, (c) openigloo I would tell him yes (c) openigloo and then he would just (c) openigloo never show up. So I'd (c) openigloo be waiting at my apartment (c) openigloo for him to come show (c) openigloo it and he wouldn't follow (c) openigloo up. The building is incredibly (c) openigloo rundown also. The back area (c) openigloo where the garbage goes is (c) openigloo super dirty and cluttered. For (c) openigloo a one bedroom to be (c) openigloo listed at $2,800-2,900 it is (c) openigloo completely not worth it.

The management team and superintendent (c) openigloo are super responsive (but are (c) openigloo not the real decisions makers). (c) openigloo The apartment came in with (c) openigloo an AC unit (left by (c) openigloo previous tenant). Close to Clinton (c) openigloo street and Lower East Side (c) openigloo attractions.
Cons:
Way overpriced. The noise levels (c) openigloo are unlivable, both from the (c) openigloo street (loud workers from Garage (c) openigloo in same street, really loud (c) openigloo garbage truck at night) and (c) openigloo from the building residents. The (c) openigloo walls are paper thin and (c) openigloo you can hear your neighbors (c) openigloo have a conversation, not to (c) openigloo mention the annoyance when there (c) openigloo is music or a party. (c) openigloo There were packages stolen on (c) openigloo a regular basis. The appliances (c) openigloo are really old and apartment (c) openigloo layouts not functional (one bedrooms (c) openigloo are the size of studios). (c) openigloo The bathrooms and kitchen absolutely (c) openigloo need to be renovated and (c) openigloo properly cleaned between tenants (so (c) openigloo much dirt, grease and dust (c) openigloo behind appliances, in ventilation system). (c) openigloo The electricity and gas bill (c) openigloo from ConEd is really high (c) openigloo (over $150 a month in (c) openigloo the winter) for small apartments. (c) openigloo There is a huge backyard (c) openigloo which only serves are a (c) openigloo garbage dump and scaffolding has (c) openigloo been on the street facade (c) openigloo for YEARS without any progress (c) openigloo or renovation done.
Advice to owner:
Make thicker wall between flats. Soundproof main doors and windows. I don’t wait to hear my neighbors fight or make love. Renovate the staircase. Fix the door security issue, time for a virtual doorman. Remove the scaffolding from the facade. Update the appliances in the bathroom and kitchen, stop using the cheapest available options. Transform the the backyard into a garden and get rid of all the trash. Make rooftop accessible. Then you could justify the insane rent prices, but for now, it’s not worth it.

Advice to owner:
Lower your prices - even in peak condition we are all over paying. Make sure your apartments are in working order before renting them. Solve the problems instead of band-aid solutions.
