Reviews

Great location but noisy neighbors
Former Tenant
Pros:
Location is great, building kept (c) openigloo clean, super is amazing, laundry (c) openigloo room in building, recently renovated
Cons:
Thin ceilings, noisy neighbors, sound (c) openigloo carries in the hallways/stairway
Shameless rent increases for years
Former Tenant
Pros:
Doormen, quiet, nice street
Cons:
Current price of units does (c) openigloo not match amenities
Avoid at all costs
Former Tenant
Pros:
The neighborhood is wonderful and (c) openigloo proximity to the station is (c) openigloo great. There's a great sense (c) openigloo of community here and a (c) openigloo lot of camaraderie among other (c) openigloo tenants given major difficulties with (c) openigloo management.
Cons:
New management (Loom Capital) has (c) openigloo been absurdly negligent to the (c) openigloo conditions of the building. Rents (c) openigloo have soared from $4k to (c) openigloo $5,5k for 1.5 bedroom railroad (c) openigloo apts and units that have (c) openigloo been vacated are being converted (c) openigloo into "3 bedrooms". Please do (c) openigloo not be fooled by listing (c) openigloo images and descriptions of "brand (c) openigloo new" renovations. There has also (c) openigloo been incredibly negligent construction practices: (c) openigloo no permits, early/late construction hours, (c) openigloo lead paint dust, debris in (c) openigloo garden level backyards. Construction crews (c) openigloo will leave within hours before (c) openigloo a new tenant moves in (c) openigloo with half-finished work. Our specific (c) openigloo unit has also experienced mice (c) openigloo in the ceiling, poor noise (c) openigloo suppression from other units, warning (c) openigloo signs of ceiling leakage, and (c) openigloo inadequate fixture installation. Management refuses (c) openigloo to acknowledge or rectify the (c) openigloo issues that much of the (c) openigloo tenants through 61-65 3rd place (c) openigloo have continuously raised. (Worth looking (c) openigloo at other reviews from those (c) openigloo addresses as well as this (c) openigloo building is a part of (c) openigloo a larger complex.) Good luck (c) openigloo out there!
Advice to owner:
You are making people's lives miserable and ruining the fabric of this neighborhood. Maybe find a different field of work
Not worth the price, terrible management
Former Tenant
Pros:
- Great neighborhood
Cons:
- Railroad floor plan: your (c) openigloo apartment is a one straight (c) openigloo line - Extreme rent hikes: In (c) openigloo 2020, rent was $3650, 2021 (c) openigloo was $3850, 2022 was $4300, (c) openigloo and 2023 is now $5500 - (c) openigloo Inconsiderate management: over the course (c) openigloo of 3 years, management company (c) openigloo changed twice. They will put (c) openigloo up noticed for things residents (c) openigloo should not do. They won’t (c) openigloo tell you that next door (c) openigloo unit is going to renovate (c) openigloo and will be doing construction (c) openigloo right outside of your window. - (c) openigloo Pessy Lefkowitz, works for the (c) openigloo new management company, is unreasonable (c) openigloo and painful to deal with. - (c) openigloo EXTREMELY thin walls: You will (c) openigloo hear exactly where your upstairs (c) openigloo neighbor is. You hear everything (c) openigloo happening in the stairway. - Pest: (c) openigloo Couple of months ago, the (c) openigloo building had a rat problem. (c) openigloo Cockroaches are common. - There is (c) openigloo a rent processing fee that (c) openigloo tenants have to pay
Advice to owner:
Would you want to live here yourself? Notify your tenants if you plan on doing construction that affect other units.
nice but overpriced
Former Tenant
Pros:
great location, updated features
Cons:
overpriced for space/light/amenities
237 e 10th
Former Tenant
Pros:
new apartments, location near a (c) openigloo lot of bars and restaurants (c) openigloo and subways, good rooftop (when (c) openigloo it's clean)
Cons:
trash management isn't great, cockroaches (c) openigloo in building, in apartment, and (c) openigloo on rooftops, street isn't the (c) openigloo cleanest
Advice to owner:
better manage trash and roaches!
New owners, poor management
Former Tenant
Pros:
Nice front yard for tenants (c) openigloo to hang out and kids (c) openigloo to play, mostly good neighbors, (c) openigloo good super, bike storage in (c) openigloo basement. Pet friendly. Quiet one-way (c) openigloo street and good proximity to (c) openigloo Court Street.
Cons:
This building is under new (c) openigloo management as of May 1, (c) openigloo 2023. Most if not all (c) openigloo tenants will be priced out (c) openigloo of these apartments (which are (c) openigloo already rented at a premium (c) openigloo rate) and they'll likely be (c) openigloo displaced out of the neighborhood. (c) openigloo We're seeing rent increases between (c) openigloo 30-70%. Units in this building are (c) openigloo railroad style apartments that were (c) openigloo poorly converted (eg: what should (c) openigloo be a 1.5 bedroom is (c) openigloo considered a 2 bedroom). For (c) openigloo a premium rate the layout (c) openigloo should at least make sense. There's (c) openigloo a rat problem and we've (c) openigloo seen mice in our unit (c) openigloo on multiple occasions. Maintenance repairs are (c) openigloo slow at best, appliances continue (c) openigloo to break. Management representatives are (c) openigloo rude and accusatory toward tenants.
Advice to owner:
Treat your tenants like humans. Charge fair rent.
74 Franklin - Great Building
Former Tenant

- Trash process can be (c) openigloo a pain

Former Tenant
Pros:
A lot of Spacious housing
Cons:
Heating extremely inconsistent
Advice to owner:
Professionalism and timeliness
Fav apartment in NYC
Former Tenant
Pros:
Floor plans, private outdoor space, (c) openigloo front yard, people
Cons:
Some cockroaches, Super wasn’t always (c) openigloo responsive, raised rent
Advice to owner:
Keep the good tenants by not outpricing them and further gentrifying the neighborhood
