Clean your building. Fix your boiler (2 years of excuses don’t cut it), mailboxes, buzzer, trash situation, vermin infestation, etc.

It's really not great.

The tenants that have been there for more than 5 years are all amazing people. Despite some obvious issues, the super across the street is a really nice guy who tries his best.
Cons:
Hallways were dirty, building unkempt, and requests neglected. Doors are always broken and malfunctioning. All the homes have a mouse problem. Management does not care about anything besides their bottom line, and does not feel the need to treat this building like it is: a home. They practically begged us to move in in late 2020. The following year when the market improved, they more than TRIPLED our rent. They gave the court required 30 day notice and then said so long. Miss the neighbors and the neighborhood but I do not miss this building.

Miss the old management

This building was WONDERFUL under the old management, Paley. Of course there was the occasional fluke (it’s New York City, there’s no way around it), but the company was always responsive and helpful, and they hired great supers.
Cons:
Since the new management, MD Squared Properties, took over earlier this year, this building has taken a downhill dive. The basement has filled with garbage and apparently tenant’s storage. They started construction unannounced and are often doing it illegally (without a permit/after hours). Property managers claim zero responsibility for the building if/when they eventually respond to your inquiry. They’ve kicked out all of the non-rent-controlled tenants to renovate perfectly habitable apartments and increase profit. Disgusting.
Advice to owner:
Take responsibility for your building and for the employees you’ve hired to work in this building. Listen and respond to your tenants. MANAGE your property. You’re a property management company.

Good area, bad management company

It's in a very good location, close to the subway (Q and 4/5/6), and near great bars, restaurants, supermarkets.
Cons:
The new management company, MD Squared, is unresponsive and treats residents terribly. They have zero concern for resident wellbeing, don't give notice when it's warranted and don't work with you. They flat out ignore emails and calls. They hung up on me, then claimed they didn't talk to me and were "at a building" when called out for hanging up on me. Frankly I don't know how they sleep at night given how inhumanely they've treated people over the past 6 months. They kicked residents out and didn't offer any extensions when asked. They began construction with no warning or concessions. It's sad because we were all happy here before they took over.
Advice to owner:
Change management companies and make yourself accessible to residents. I'm not sure who the owner is and if they truly exist, because every effort to contact them directly (website, email) has bounced back. That's a problem, and it's fishy.

Generally pretty clean, super is friendly and lives on-site. Quite responsive by phone/text. Mail area is large though sometimes chaotic. Trash bins in the basement always have room (emptied regularly), and there are enough washer/dryers in the building for those who use it. Good amount of natural light, units equipped with A/C (just pay as part of electric bill) and I was never cold in the winter. I'm a fan of my apartment's layout, which has a loft area, maximizing the living space. I would probably stay if I could. Not sure if this is a pro or con, but the fire escape is located outside of a fire door and not directly outside my unit (con: a bit farther if there's an emergency; pro: no one can climb up to your windows that way)
Cons:
Elevators are small - wasn't a problem for me, but don't count on them for moving large items. Sound from other units is minimal - you only really hear stuff near the door/in the hall, but sound from the street comes in pretty loudly sometimes. If you're there during renovation, it's pretty loud (and seems to have brought some pests out into common areas). Note: The loft space I mentioned (I think probably all E units) is NOT big enough for a full mattress to lay flat. Part of the wall cuts into a corner, so your mattress must be soft/squashable to fit

The location is great. The units get a lot of sunlight. Windows on both sides of the apartment let a lot of light and breeze in. Updated/remodeled kitchen.
Cons:
The bathroom is very old and disgusting. You aren't given proper front door keys and have to rely on a call box. The "amenities" that are advertised, tenants are never given access to. (The basement/courtyard area.) The stretch the super too thin, he's in charge of way too many properties to be effective, Serious rent hikes at the end of your lease term. Additionally, They have clearly divided the unit from the original floorpan, (to accommodate more tenants) resulting in a somewhat bizarre floorpan.
Advice to owner:
Offer tenants access to the amenities they were initially promised, and don't raise the rent so drastically with out following it up with an increase in quality.

Advice to owner:
Most windows are broken. Not all heat radiators work appropriately. Electrical wiring is outdated and often leads to power outages, especially during heat waves where more than one a/c unit needs to be used for a 1+ bedroom apt.

The location is amazing, a couple of blocks from Times Square and next to restraint row. Broadway theaters are all a few minutes walk away. It is surprisingly quiet considering where we are.
Cons:
One apartment has a small dog that they allow to bark in the corridors all the time. It’s owner talks loudly in the corridor in her phone too and no respect for anyone else living in the building. The building manager Alex never responds to email and never returns phone calls.
Advice to owner:
Replace Alex with someone that will respond to issues.

Unresponsive Management

Rent was affordable and the location is very convenient.
Cons:
There is a persistent mouse infestation in this building and management is extremely unresponsive. We never saw the super despite various maintenance requests, not to mention help with the mouse infestation. The whole place also felt generally very dirty.
Advice to owner:
We would have appreciated quick responses to service requests and a super who actually answered his phone and showed up. We dealt with leaks, power outages, and mice and nothing was taken care of in a timely manner, if at all.

Tricky landlord and admin

It is clean, drug free, good heater
Cons:
Landlord over charge and if u don’t have receipts you are screw. Landlord don’t do repairs, admin are very rude and retaliate against tenants if one call 311. Super is a bad evil person. No covid cleaning has been done on the apartment where a person died of covid

They should treat old tenants better and make proper repairs. Stop increasing the rent when services are not being provided to tenants. Keep tenants happy don’t harass Hispanics tenants

Classic well run NYC

Classic, herringbone floors, all residents have lived here for 10, 20, 50 years. Radiator heating so it is extremely efficient. Doormen are fantastic. Management replies within minutes. Extremely clean.
Cons:
No parking near by. All for diplomats only. Radiator heating (pro and con!). Not handicap accessible.

Make the lobby handicap accessible

Beware of noise levels if your apartment windows face Bedford ave

Nice and responsive management, parking lot, elevator

In summer 2020, the restaurant across from the building on Bedford ave began playing VERY loud music every single day as part of their pandemic outdoor dining. If your windows face the street and you work from home, the music levels are a nightmare: absolutely not conducive to thinking straight or taking calls. The weekend days are the worst—very loud, thumping music from noon until 10 pm. Many afternoons and evenings too when the weather warms up. It feels like you’re living in a nightclub, and will fray on your sanity. (Many noise complaints were filed, building management attempted to speak with the restaurant. Nothing helped.) The building is lovely and well managed. But if your windows face Bedford ave, then during outdoor dining, the location is basically unlivable if you want any semblance of sustained quiet.
Advice to owner:
Find a way to mitigate the music volume and frequency from the restaurant across the street. Outdoor dining is here to stay, and that is great! But if this level of music continues the apartments facing Bedford Avenue will become unrentable and unsellable.

Nice people. Good community in the building. There used to be a lot of problems, but they seem to have gotten their act together and now it’s gotten nice. They’re about to do a major renovation to make a roof deck and other stuff.
Cons:
Elevator sometimes is slow.

Almost all of the he unit have outdoor space. Great location in the heart of Bed-Stuy.
Cons:
This building has a serious roach problem. Not small roaches either. Large, outdoor, flying roaches can be found throughout the building. The elevator is brooklyn at least a few times a month. There have been several break-ins in 2020 where packages were stolen. The washers malfunction at least once a month. The basement (where the laundry room is located) floods when there's a heavy rain. You can hear everything from the units around you. The super can be non-responsive, but there's also a lot that needs to be fixed in the building so maybe he's just busy. There have been multiple instances where past of the building have fallen off and on to the sidewalk.
Advice to owner:
This building needs a lot of work.
