Great neighborhood to live in

Former Tenant
Pros:
It is in a great neighborhood. Lots of groceries, pharmacies, restaurants. It’s a block from the Q train. Easy walk to Central Park. Great neighborhood for children as the school district is desirable and St Catherine’s park is large and safe.
Cons:
Built in 1884. Old water pipes, steep stairs that are higher than usual stairs.
Advice to owner:
Garbage collection area needs to be redesigned. Too many mice and large rats. It also needs better lighting in that area.

Broken into and packages stolen

Former Tenant
Pros:
It's got exposed brick, nice floors.
Cons:
Rats in the back in the garbage, the area is depressing, the building owners will send their supers to you if you complain only during the day during the week and when you inevitable are not there they will leave without trying to let you know they visited. Windows leak water during storms, packages are consistently stolen. A girl had her door broken down by an intruder and called me asking me if I could ring in the police. Since the building did not invest into a single camera, all of this goes unopposed.
Advice to owner:
Tell your super to get a cell phone. Buy one or more CCTV cameras.

Crystal Meth Deli

Former Tenant
Pros:
The building is relatively well-maintained. The location is near the C, E, 1, and 3 subways. It's only 5 blocks from Whole Foods. There are tons of restaurants and bars.
Cons:
The building has a deli that deals drugs out of their storefront. This attracts a very rough crowd. There have been lots of package thefts.
Advice to owner:
Get rid of the deli.

Loved it

Former Tenant
Pros:
Loved loving here in Chelsea. 22nd st is amazing. Couple sketchy blocks along 8th.
Cons:
Management switched abruptly and couldn’t get a hold of new landlord for 2+ weeks. Calls, voicemails, emails - no response. Eventually they said to be out in a month because they weren’t renewing.
Advice to owner:
Communicate with new tenants.

NEW RENTERS: BEWARE OF OWNER

Former Tenant
Pros:
-renovations look nice, but are meaningless with poor management.
Cons:
-new ownership using scare tactics to force good tenants out of the building -ROACHES -new owners irresponsible with funds and refuse to return deposits -hallways are a mess and smell awful -trash area is infested with all kinds of rodents and is very dark and scary to visit during night. -rent increase over 100% -landlords will not communicate via written communication, instead would rather show up at late hours of the night and scare tenants into moving out
Advice to owner:
Beware of many tenants taking legal action against you.

Solid bathrooms and kitchen, very limited temperature control

Former Tenant
Pros:
Newly redone bathrooms and kitchen
Cons:
With the small rooms and heating poles, it would get unbearably hot in the winter, so I had to leave my AC unit in year round, which wasted a lot of electricity. Also no washer/dryer in the building.

Expensive, Loud within a block of a homeless shelter

Former Tenant
Pros:
Across from the park
Cons:
Windows are so old, so if you’re on 15th street you hear everything, literally everything . Which is a lot, as 15th st is an outlet for a traffic circle with a bus line, near bars and movie theatres and now has a homeless shelter down the block so expect crazy people cursing at the top of their lungs every night until 3am. You couldn’t pay me to live here. Wish I knew.
Advice to owner:
REPLACE THE WINDOWS. PETITION THE CITY TO GET THE HOMELESS SHELTER OUT OF THE PARK SLOPEARMORY

Overall great building, great location

Former Tenant
Pros:
- quiet at night - gym and roof amenities - storage room for packages
Cons:
- oven is hard to turn on, and not that strong (must add 5-10 mins to baking time) - roof is closed for half the year - can't run multiple water intensive activities at the same time (shower, laundry, dishwasher)
Advice to owner:
- rent is getting expensive for unit/amenities

Alright for recent grads

Former Tenant
Pros:
This is a good building for starter apartments. Very small and basic amenities
Cons:
We were without a dishwasher for 4 months with no help from the super :( very frustrating and rent is so high for such a small place. Also, many packages stolen from package room (and package room hours suck).

Jekyll and Hyde

Former Tenant
Pros:
Beautiful old building, high ceilings, good closets.
Cons:
Neighborhood has gotten crazy and landlord isn’t very responsive to tenant safety concerns. Packages are stolen constantly. Super is useless. Small repairs take forever. Appliances go out and it’s tenant responsibility or you go without. Wayyyy over priced for what it is. And will find something small wrong with your credit to insist on multiple months of deposits.

Really good experience overall. However the price is definitely high.

Former Tenant
Pros:
Front desk staff is friendly, elevator is spacious and moving in was easy. Maintenance is really responsive too. The construction is new, and I can never hear my neighbors except when they are right in front of the door. The appliances are modern.
Cons:
The property owner took as much money as possible when moving in. Required full month deposit even though rent for first year was reduced with an offer. Also required guarantee even though credit score was good, calculating it lower because I still had to pay off final bill from previous apartment which I just moved out of. Biggest issue after move in is that ammenties are not 24/7. They are open from 9 am until 10 pm, including the gym and roof, and it is enforced heavily. It’s expensive and the location isn’t that special. They charge for extra key fobs as well.
Advice to owner:
Extend the amenities time. Especially gym access at late night or early morning so you can get in after dinner or before work. This also helps avoid too many people in same area during pandemic.

It’s overpriced closet with fancy looking appliances that don’t work well

Former Tenant
Pros:
Nice people, the Hasko (the super) is great, washer and drier in most units
Cons:
The water takes a long time to heat up and leads to a waste of water. On average I’d say 5-10 min, with 20 min not being uncommon. The dishwasher would frequently leak, and whenever they tried to fix it it would start leaking again in a week. You can hear everything going on in other apartments. They will fine you if you go on the fire escape or roof. If it wasn’t so expensive it would be ab acceptable nyc apartment.

Very Poor Management

Former Tenant
Pros:
Nice apartment. Relatively quiet neighborhood at night.
Cons:
We occupied this apartment for a period of 12 months. The reason we decided to move out was due to very poor management. Both the property manager and his superior failed to offer any help with any of the issues we dealt with during our residency in the building. In more than one occasion, we asked for an opportunity to speak to them on the phone, and we never received a response. We left multiple voice messages, and they were all ignored, just like our emails were not acknowledged. MAIN ISSUES Internet. Our internet cables and wall outlets did not work. Not one of them, not even once. We contacted the internet provider, and after their inspection, they informed us that this was a building issue – cables and outlets, and that it had nothing to do with the internet service. We notified the building managers, and their response was that the previous tenants did not have that issue, and asked that we have the internet company check again. We had the internet company come to inspect the cables and outlets not just a second time, but a third time, every time looked at by a different inspector, to the point that they told us that if they had to keep coming to the apartment, they would send an invoice for the service provided. We attempted to speak to management countless times, contacting them via email and phone, and we never heard back from them again. Not even an acknowledgment of our messages. In the end, we had to pay out of pocket to have someone bring a cable from outside through the window, which prevented us from closing our window completely. Needless to say, this was another challenge. In the summer the air conditioner escaped through that gap, and in the winter the cold air would come in through that gap. Once again, we asked for help from management, and we did not hear from them. Like we did before, out of our own pocket, we had to purchase parts to cover the gaps in the window. Heating System. We endured a very cold winter because the heating system did not work. We notified management so many times, and they kept sending a building maintenance person to investigate, a person that did not have experience with the heating system. In the end, we had to report the issue to the city government. The city inspectors confirmed the heating system was not working properly. They came to the unit about 4 times, and each time a different inspector would note the same conclusion. In one occasion I ran into another resident, and I asked if he was having the same or similar issue, and it was then that I found out that there were 8 other residents who had organized communication with management, asking for the heating system to be fixed. Not surprising, they had not had any luck with management either. As it turns out, they were all just as frustrated and disappointed as we were. OTHER ISSUES While these issues might not as important to others, given the circumstances, it is worth adding to this review. In no particular order, 1) the walls were not properly painted when we moved in. Even the person that came back to paint said “wow” when he saw the bad job they had done the first time around, 2) the stove light fixtures burnt every other week, and we eventually just stopped placing tickets for it, 3) before signing the lease, they sold us the unit with heated bathroom floors, and as it turned out, the floors never heated, and when we told maintenance they told us that none of the heated floors in the building worked, 4) while the city might not require it for this building, it showed little care for the residents when they failed to install fire extinguishers in the building, 4) the trash section was always full of trash, to the point that one could often not get to the bins, 5) and last, but certainly not least, it required multiple follow-ups to obtain our complete deposit back. We had lived at 3 addresses prior to moving here, and we had stayed at all these places from 5 to 10 years. We were planning to stay at this apartment for an extended period of time, but their very poor management left us with no choice but to move out. Management needs to be replaced immediately, if they want to keep residents for longer periods of time. This was a very bad experience, and we discourage anyone from even considering this building.
Advice to owner:
Be responsive. Take care of issues. Do the job you were hired to perform.
