THEIR TENANT FUSION NAILS REFUSES TO PAY COURT ORDER JUDGMENT

Their tenat formerly known as (c) openigloo INFINITE NAILS NOW FUSION NAILS (c) openigloo damaged my belongings; Manhattan Civil (c) openigloo Court ordered them to pay (c) openigloo on December 4, 2023 and (c) openigloo STILL have not paid $616 (c) openigloo which is now $1,152 including (c) openigloo interest by NYS Law! However, they (c) openigloo charge Black Women $100 for (c) openigloo fake acrylic nails in which (c) openigloo they don't wear; not to (c) openigloo mention they earn $1000 per (c) openigloo day but STILL have not (c) openigloo paid! This matter has been (c) openigloo ongoing since 2021! I would ask (c) openigloo rhe Landlord to REMOVE this (c) openigloo tenant from the premises as (c) openigloo they TAKE the community's money (c) openigloo and DAMAGE the community's property! The (c) openigloo Harlem officials are now involved!

First apartment I have not (c) openigloo seen a single bug in. (c) openigloo Management is super responsive, doormen (c) openigloo are great, neighbors are chill.

Not many. Location is a (c) openigloo bit far from from the (c) openigloo train, but I knew that (c) openigloo going into it.

Current management, Mondanock, is unresponsive (c) openigloo and seems to be going (c) openigloo by their own set of (c) openigloo building policies that have not (c) openigloo been shared with tenants (for (c) openigloo example: apartment transfers - they (c) openigloo have been renting out apartments (c) openigloo to people they know rather (c) openigloo than the tenants of the (c) openigloo building who were on the (c) openigloo apartment transfer list with the (c) openigloo prior management company) Building cannot keep (c) openigloo staff (super, porter) due to (c) openigloo the demands and micromanaging of (c) openigloo the current management company. The (c) openigloo prior super was with the (c) openigloo building for over 10 years (c) openigloo and porter about 8 years (c) openigloo until Mondanock took over the (c) openigloo building and property management. Now (c) openigloo staff changes and are not (c) openigloo very friendly to tenants (which (c) openigloo could be beneficial since the (c) openigloo building has a high percentage (c) openigloo of tenants who have been (c) openigloo in the building for a (c) openigloo decade or more).
Advice to owner:
have monthly tenant meetings like you said you would in January 2023 when you took over, listen to your tenants, stop trying to evict tenants so that you can raise rent prices (its better to have good tenants than raise prices and not know what kind of tenant you will get), stop referring tenants in this building to your East NY properties if they have been residing in this building and can transfer to an available apartment

The super and porter staff (c) openigloo members have always kept the (c) openigloo building very clean. I have (c) openigloo never had rodent or insect (c) openigloo concerns.
Cons:
Prior and current landlord and (c) openigloo property management is a BIG (c) openigloo concern. One was non responsive (c) openigloo and the other interacts and (c) openigloo speaks to tenants like we're (c) openigloo scum. Im sure no one (c) openigloo is getting paid extra to (c) openigloo be mean/rude, so maybe be (c) openigloo kind.

The staff (doormen, maintenance, etc) (c) openigloo are always so nice and (c) openigloo helpful. Our apartment was beautiful (c) openigloo and clean with huge windows.
Cons:
Whatever you do, do NOT (c) openigloo move into unit 1202. Horrible, (c) openigloo noisy neighbor. Will party all (c) openigloo night and day (loudly) and (c) openigloo fill apartment with bad weed (c) openigloo smell permanently. Literally did not (c) openigloo get a single nights sleep (c) openigloo because of the neighbor.
Advice to owner:
It is unethical to rent out unit 1202 before the tenant in 1201 is evicted

With people who have lived (c) openigloo here for 30+ years this (c) openigloo building has a true sense (c) openigloo of community with neighbors who (c) openigloo look out for each other

Sometimes packages are stolen from (c) openigloo the lobby
Headline: noise. Pretty nice building otherwise.

- Building is clean and (c) openigloo new with central air and (c) openigloo washer/dryers in all units. - Amenities (c) openigloo are expansive and nice (2 (c) openigloo outdoor spaces, gym and lounge (c) openigloo areas with good light). - Location (c) openigloo above subways and Essex Market (c) openigloo is great. A few blocks (c) openigloo from Trader Joe's too!
Cons:
- The biggest con was (c) openigloo noise, from the outdoors and (c) openigloo our neighbor. We were on (c) openigloo the 12th floor facing the (c) openigloo corner of Delancey and Essex. (c) openigloo When touring the unit during (c) openigloo the day, we commented on (c) openigloo how quiet it was. But (c) openigloo the first Thursday evening we (c) openigloo lived there (aka the first (c) openigloo "going out" night), we got (c) openigloo a taste of the noise. (c) openigloo We could hear the bass (c) openigloo (and sometimes even identify the (c) openigloo songs) playing at Hotel Chantelle. (c) openigloo Also, since Delancey turns into (c) openigloo the Williamsburg Bridge, traffic often (c) openigloo backs up and there can (c) openigloo be a good deal of (c) openigloo honking. We also had a (c) openigloo neighbor who threw parties into (c) openigloo the early morning hours all (c) openigloo throughout the week, but that (c) openigloo was just luck of the (c) openigloo draw I suppose. - Starting at (c) openigloo 10 or 11 pm, a (c) openigloo security guard takes over front (c) openigloo desk duty from the building (c) openigloo staff (during the days there (c) openigloo are consistent concierges). This meant (c) openigloo that we couldn't access packages (c) openigloo late at night, which could (c) openigloo be inconvenient if we got (c) openigloo home late. It also didn't (c) openigloo feel the safest since the (c) openigloo security guards didn't know who (c) openigloo were residents and who were (c) openigloo not.
