Save your money and sanity
Pros
Our unit has a good layout and nice natural light. You're not supposed to go on the roof but everyone does and it's the best part of the building.
Cons
In the two years I have: - Gotten hundreds of dollars in packages stolen - Had upwards of 10 occasions where my unit had ZERO hot water - Management left me without any running water for 3 days straight - You have to ask management every day for over a week for them to send the super - The super is extremely creepy to women and made several highly inappropriate comments and screamed at my roommate who asked him to wipe his shoes off after trekking mud all around the building. The super also urinates all over the floor when repairs are done when you aren't home. - Been woken up countless nights to mentally ill people screaming outside the building. Hope you don't mind stepping over a homeless person with a needle in their arm on your way to work in the morning! - The windows don't close and walls have gaps, so you spend an ungodly amount on AC in the summer - Had the wrong lease sent to us for renewal at a price for a comparable, non-rent stabilized unit in our building that paid $400 less than us (despite being on a lower floor)
Advice to the owners
East Village Property Management should be fired and investigated for the countless issues that myself and other tenants have had to escalate to HPD and the DOB. If Management was incompetent but friendly I could recommend this building, but they have been nothing but rude, ineffective, and uncommunicative. Can you imagine paying $4,000 per month to be left without water for 3 whole days? Not no hot water, no water AT ALL. And not to mention 5 week period where the hot water just stopped working every week.
Average to pleasant experience
Pros
-my particular unit felt spacious and sunny -accepts pets -more or less responsive to issues -tried to up my rent and was able to negotiate for lower (still raised a bit tho), don't be scared to negotiate!!
Cons
-too cold in the winter, way too hot in the summer (bad insulation) -light sleepers will wake up frequently (esp in winter when all the pipes rattle) -tends to have pipe leaks and/or bursts -packages often get stolen -everything is pretty average for a high price, but hey it's manhattan so most apartments are bad with a high price
