Pros:
Location. Finishes in unit.
Cons:
Typical NYC heating where it’s always either too hot or too cold and you have no control. Public spaces were not kept clean. Water took forever to get warm.

Be more responsive.

New apartment with good management

Pros:
The management is sresponsive and responsible. The building provides an online platform where you can pay rent, submit tickets for any issues, and receive response and announcement from the building, which saves a lot of calls and time which could be wasted on communication. The building is recently renovated, and the backyard is under construction to be transferred into a nice space for picnic and BIKE parking! My apartment is small and nice with a huge closet and brick walls. Perfect location and young neighborhood. Landry is 1 min walk distance.
Cons:
The landlord increased rent by 20% post COVID. The side facing Ludlow street is loud. The noice is worse in the summer because it comes through the AC and the street is more crowded (lots of bars downstairs). Packages got stolen very often.
Advice to owner:
Install camera and warning in the hallway to prevent packages from being stolen.

Pros:
Great location. New-ish-ly renovated apartments. Utilities always worked fine.
Cons:
These are studios, no matter if the broker can “legally” call them a one bedroom. Water pressure was low. Roof has leaked during heavy rains.

It’s a trap! Avoid at all costs.

Pros:
The appliances and cabinetry are relatively new. The sliding frosted glass doors that turn a studio into something closer to a one bedroom are nice.
Cons:
Management is terrible. A supposed 3-6 month construction project has dragged on for nearly a year. The construction caused regular problems with noise, heat, water, and building security (also building integrity, at one point a building inspector made an emergency visit). Package theft is rampant. Once, the front door code was changed in the middle of the day without alerting residents and multiple people got locked out of the building. Heat was below legally mandated levels in the winter. This building looks nice and the rent appears reasonable for the neighborhood (if you are okay with the very small unit size), but the amenities (like the promised back garden that has been claimed to be a few weeks away from completion for months now) are a trick to get you in the door. Believe nothing that management tells you. The “preferential rent” rider in the lease is a trick to basically sign away your right to complain about poor treatment.
Advice to owner:
Repent.
