Pros:
Doormen are nice, new super Manny is great.
Cons:
Building manager is a PSYCHO. Building has a roach problem. Don't be fooled by the nice lobby it is all smoke and mirrors.
Advice to owner:
Seal up all of the holes, stop the elevator from rattling, find a new building manager who does not run the place like an authoritarian state

Great Neighbors, nice gym, great location, doorman are fantastic, amazing rooftop
Cons:
pest problems that will never go away, cheap fixes on issues (maintenance teams puts a band aid on issues where it will eventually break again), management is very slow to respond to you, management got rid of storage lockers, management is not open to feedback or working with you on issues you are having.
Advice to owner:
take courses in customer service. we can't wait for our lease to be done so we can escape.

Great quality of living with all the amenities you need. I think they're working on making it even nicer.
Cons:
THey make you pickup your food delivery orders FROM THE LOBBY!! Ridiculous rule that makes no sense. New management is slightly stricter and actively imposing new rules. Also my shower sometimes takes like 40 minutes to heat up which is not acceptable. Apparently it's because the apartments above mine aren't occupied.

The management is nonresponsive. I’ll have to email them 5 times to get one response, sometimes weeks after. If you require maintenance that isn’t fixable on-site, it takes them a long time to dispatch someone to fix the property

The water either shuts off or loses heating at least one day a month. It’s extremely unreliable and the management often does not acknowledge it happens until hours or days later.
Advice to owner:
Be more responsive!

Standard and pricey

Pros:
I’ve made some great memories in this building, from random events, to meeting some great neighbors, to hosting cookouts on the rooftop grills, this is a place that’s easy for you to gather your friends (it’s midtown duh).

- The front desk workers, super kind and very dope if you get to know them (though a large batch were fire in the recent management change)

- The amenities. I got my amenities fee waived so it always felt worth it, but the gym is nice for what it is and the rooftop (especially in the summer) is amazing. Summer on the roof was a dream with the grills and views, I’ve never felt a need to go to a rooftop bar while I lived here.

- The apartments, they’re clean and for the most part well laid out. Friends always noted my space seemed more spacious than it’s square footage indicated

- Honest Internet. So surprising more people in the building don’t use this company. $50/mo for gigabit Internet? Absolutely wild.

- Location. Really the center of transit here with Herald Square, Times Square, and Grand Central all right here. You’re right next to Ktown and you can get most places in 30 minutes or less.
Cons:
- The amount of times I did not have hot water was astounding for the price I paid. They’ve “upgraded” the water system so many times this past year and it always doesn’t work when you’ve had a terrible day and can’t shower until midnight.

- Price. I really don’t know if this place is worth the dough, but if you can probably don’t live on the Penthouse floor where I lived. Same units, just more expensive.

- Noise, yeah it’s loud outside and there has been construction outdoors AND inside this building the entire year I’ve been here

- Management blows. They’re not communicative and they’re corporate so they don’t care about you. They recently switched over management to the building owners and while I appreciate them making changes to make the building safer, their response time to your requests are garbage and hardly helpful. They also WILL enforce things in your lease like 4 people allowed on the roof with a resident (when you see the roof it’s laughable because it’s clearly meant for hosting groups of people), closing the roof down at midnight. But anyway just to note it’s not a “in your lease but we’re cool about it” thing sometimes

Overall it’s not a terrible building, it’s midtown and it’s a corporate luxury building. You’re probably not going to find charm or want to invest anything much in your living space but it’s a space meant for international students and transient visitors to NYC.
Advice to owner:
Figure out the water and be more responsive

The building material sucks, seen a couple roaches, neighbors are loud and messy with trash, constant drilling noise due to construction at the garage downstairs, poor maintenance, heat in the winter is too hot, AC is too loud

Nice on the outside, bad on the inside

Great location, center of everything, great rooftop views, and the concierge is great.
Cons:
You pay so much in rent for so many flaws. The building has a lot of cockroaches. Never know if the shower will have hot water or not and the solution is to keep the water running for 5-10 minutes (if you have the time...). There has been a constant drilling noise during the day that management promised would be gone in weeks, but it has been months. Management is unhelpful and often have to call often to get anything done. The doorknobs fall off and you can be locked INSIDE your apartment, so you need to call the front desk to let you out. The appliances are fancy, but not great (need to run the dryer twice when doing laundry, the water filter always needs be replaced in the fridge, the fridge and dishwasher are not properly installed and can fall out/on you). The neighbors keep to themselves, which is nice, but no one will hold the elevator for you even if you're right in front of them and plead for them to hold the door.

Cons:
The unit is so overheated in the winter and there is no way to turn it down. I'm constantly sweating and have to buy a fan. It's also too loud outside.

Friendly concierge and nice amenities. The maintenance staff is super nice as well.
Cons:
Lots of roaches that affect several floors of units. They come through the shower drains, under the door, etc. Management needs to be pushed into reacting otherwise they will drag their feet and not respond. The garbage chute is also not well maintained and trash will pile up over the week.
Advice to owner:
Be more proactive about addressing issues submitted by residents. Respond to emails within a 48 hour time frame or at least answer the phone during hours you should be open

Not Luxury but Basic

Despite hearing lots of complains about the building’s poor quality of the unit equipments and constant water&heat shutdown, those problems didn’t bother me as much as I heard from other tenants. The location is absolutely great; the subway is literally 2 minutes walk away and accessible to all sorts of daily-basis grocery needs and amazing restaurants around. The management team has been pretty responsive to my requests whenever I had any problems in my unit and they were also mainly from when I just moved in.
Cons:
Definitely overpriced considering its poor settings, lack of amenities and interiors. I was lucky that I didn’t have too many problems regarding the room equipments but the frequent water shutdown bothered me a lot. I’ve heard from my others friends living in this building complaining about the floor damage, broken doors, roaches appearing, heater malfunctioning during extreme weathers, etc. The elevator goes under construction frequently as well where you’ll only get access to one elevator for the entire building and there would be a long line formed just for the elevator. A lot of the times the management team is just apathetic and indifferent toward the inconvenience they cause to the tenants (e.g. water shutdown), and sometimes they don’t even apologize for those inconveniences. Sometimes they’re very poor at managing the requests and complaints too… instead of solving the problem they’ll just apologize and tell you to feel better and move on
