Summarized from anonymous rental reviews on openigloo.
Recent reviews for 223 East 28 Street, Manhattan highlight a mix of experiences. Tenants appreciate the in-unit laundry, Dishwasher, and garbage management. However, issues with heating, occasional pests, lack of a doorman, and theft incidents have been reported. Suggestions include improving heating systems, enhancing management responsiveness, and addressing pest control effectively. Despite these challenges, the building's location and spacious units receive praise. Overall, while some recommend the building for its pros, others caution about the mentioned drawbacks and suggest careful consideration before moving in.

Not bad save for a few kinks
Former Tenant
Pros:
In unit laundry and dishwasher, maintenance has always been relatively responsive (do have to reach out to them on multiple channels though), LL usually responses within a day or two on requests and questions. There is a free exterminator who comes every month. Garbage management was good. Rooms facing the inside/alley have great noise reduction.
Cons:
Heating was a mess at times. In the winter the boiler broke probably 5 times leaving us with no heat, and it would take a day to fix. Then the heat would be on really high at times or when the outdoor temp was at 60+ which made it super hot inside with no way to turn it off. No doorman or mailroom protection - not a huge issue but had one package stolen.
Towards the end we had a roach problem probably because of people moving in and out, told maintenance and they ignored us
Advice to owner:
Figure out the boiler/hearing issue, this was the only thing besides non-controllable factors that made me want to move

Pros:
good location, noise isn't bad but it is close to the fire department/hospital so sometimes there are sirens, pretty communicative property owners, pretty clean
Cons:
sometimes heating got a little annoying - either very hot or stopped working, but management worked on it quickly
