Roach Problems and Burnt Out Super, but Overall Great Location, People and Vibes

Pros:
The neighbors
Management is hit or miss, super likes to talk and doesn't do as much unless you pressure him, but the other staff is pretty great - they work as a team and keep each other accountable so that's fine.
Haven for dog lovers
Best location, great food, close to train and Trader Joe's, Central Park, etc. A walker's and commuters paradise.
Great heating, never cold.
Cons:
Unclean apartments, very lazy cleaning from staff before move-in
Broken fixtures and lots of repairs needed; it's an old building with minimal renovations done.
Roaches nests.
Super seems hesitant to do the work and some of the staff has attitude when it comes to fixing problems, even if they improve living conditions. Staff needs to be more proactive.
Advice to owner:
Delay apartment move-ins until everything is checked as ready by the building manager. Everyone needs to be more proactive.

Overall great building

Pros:
Great front desk and facilities staff. Building is kept very clean. Issues are addressed in a timely fashion - responsive management. Great safe neighborhood.
Cons:
Roaches, not frequent but disturbing to see. Over two years I had encountered them in the laundry room a few times, a few dead and few alive in my unit (maybe every 4-5 months). Not anything extreme but still unpleasant.
