Roach Problems and Burnt Out Super, but Overall Great Location, People and Vibes

Pros:
The neighbors
Management is hit or miss, super likes to talk and doesn't do as much unless you pressure him, but the other staff is pretty great - they work as a team and keep each other accountable so that's fine.
Haven for dog lovers
Best location, great food, close to train and Trader Joe's, Central Park, etc. A walker's and commuters paradise.
Great heating, never cold.
Cons:
Unclean apartments, very lazy cleaning from staff before move-in
Broken fixtures and lots of repairs needed; it's an old building with minimal renovations done.
Roaches nests.
Super seems hesitant to do the work and some of the staff has attitude when it comes to fixing problems, even if they improve living conditions. Staff needs to be more proactive.
Advice to owner:
Delay apartment move-ins until everything is checked as ready by the building manager. Everyone needs to be more proactive.

Overall great building

Pros:
Great front desk and facilities staff. Building is kept very clean. Issues are addressed in a timely fashion - responsive management. Great safe neighborhood.
Cons:
Roaches, not frequent but disturbing to see. Over two years I had encountered them in the laundry room a few times, a few dead and few alive in my unit (maybe every 4-5 months). Not anything extreme but still unpleasant.

Generally, building residents are friendly and nice
Cons:
Cockroaches, mice, laundry machines that never work, terrible custodial staff, and a property manager who doesn’t care about any of those issues and hates all the tenants
Advice to owner:
Get new building management.

Great Neighbors - Mouse Problem

The staff and fellow residents here are great. Fairly priced door man building at a great location
Cons:
A mouse problem has escalated, particularly after the pandemic. Superintendent slow to respond and nonchalant about problem. Replacement of broken appliances took longer than needed.

Horrible Management and Super

Pros:
The heat works and is appropriate in winter. Packages are safe so far. Close proximity to the park.
Cons:
Either scorching hot water or no hot water, water bugs all the time, out of order laundry room, lazy & entitled doormen, rude and spiteful superintendents, unresponsive management.
Advice to owner:
Your union employees are lazy and entitled, especially those with seniority. If your wondering why your building received a D for energy efficiency, the AC is on full blast in the foyer and your doormen are cold so the front door is open all day & all night. You’re air conditioning NYC. Your management straight up ignores resident requests for help. Stop advertising laundry in the building when all of the machines are broken including the card machine for monetary refill: this is theft.

Great community, roaches are awful

Staff is wonderful, apartments nicely renovated, great location
Cons:
Terrible noise from next door neighbors due to cheap insulation. Roach problem is disgusting and the extermination’s don’t do anything
Advice to owner:
Put in sound control and fix roach issue

Great Doorman Building w/ reasonable rent

Lots of character in apartments. Sturdy floors. No noise. High floors great views. Walkable to CP. Awesome doormen. Great staff.
Cons:
Would be nice if they had garbage chutes on each floor.

No advice they were cool
