Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for 305 East 40 Street highlights its cleanliness, well-maintained common areas, and friendly, professional staff as key strengths. Residents appreciate reliable waste management, doormen, and generally good water pressure, alongside a convenient location close to transit and local amenities. However, some concerns include occasional pest issues, outdated heating and cooling systems, spotty owner responsiveness, and thin walls leading to noise disturbances from neighbors. Suggestions for management include improving communication and being more attentive to resident requests. Despite minor drawbacks, the building remains a solid choice for renters seeking a clean, secure, and well-managed living environment in Manhattan.

Overall Really Great
Former Tenant
Pros:
A nice clean doorman building with working elevators and laundry room. The building is overall very clean and the staff is very nice and responsive. I’ve never had any pest issues.
Cons:
The walls are thin I can hear my neighbors a lot and I’ve had rude older neighbors complain about my unit for noise and claimed I was “woodworking” which is crazy. The staff didn’t really do anything when the crazy neighbor came to my door at 1am banging and ringing the doorbell when I was asleep. Definitely a downside are the crazy people in this building
