Pros:
The price is really reasonable for the area, which is the biggest pro. You get what you pay for in terms of apartment quality and size, but the location is great. The building shares a block with gorgeous brownstones and a brand-new luxury building, and you get to benefit from the same location while paying a fraction of the price. There are several subway lines nearby (around the corner from F/Q and a few blocks from N/R/W/4/5/6) and plenty of shops and restaurants, and the area is pretty safe and quiet at night.
There's not much noise from next-door neighbors, since most units are kind of in their own corner of the building or are only directly next to one other unit. There also isn't much street noise except for the occasional music-blaster or siren that's to be expected.
The super is friendly, helpful, and responsive. The shared areas (hallways, stairs, mailboxes, laundry, garbage) are all kept clean and nice. There is a modern elevator that is not scary to use, unlike some of the older styles out there. The apartment also includes a dishwasher in unit and has laundry in the basement, all of which operate acceptably and we have never had any issues.
The apartment itself has high ceilings and gets decent sunlight in most rooms, but some windows face a wall and can be quite dim. All rooms come with closets, though some are a bit small. The layout is a bit odd due to most units being a combination of previously separated, smaller units, but it's workable.
Cons:
Landlords are extremely unresponsive and difficult to communicate with. They took months to get back to us about a lease renewal question. When they do respond, they sometimes have attitude and/or don't phrase things in the most efficient or understandable way. They also failed to pay the building's utility bills recently, so there is currently a pending shutoff warning for the common areas.
We have definitely experienced pest issues in this building, both mice and roaches, but mostly mice. We had mice several months ago and just recently started having them again. We were told that they'd send someone to handle the mice issue, but then had to follow up for months to get someone to come. When an exterminator finally came, they did what they could to cover holes and said they would talk to the landlord about something they could do and have them check back in with us, but then we never heard anything again. We tried dealing with the issues ourselves and it stopped for a while but they're back again now... 🙃
Our upstairs neighbors are super loud and have late-night parties where we can hear their loud conversations and music so loudly that it shakes the floor beneath us despite coming from above. They also seem to enjoy rearranging their furniture and/or dropping numerous heavy objects in their apartment multiple times a month for some reason. We never hear any noise from same-floor neighbors, though, so this seems to be an individual issue.
The back of the building seems to face a private area that doesn't belong to our building where people sometimes have loud parties late into the night. It must be closed to the public, because numerous 311 reports always resulted in them being unable to access the area to do anything about it.
The apartment itself is quite small and has minor physical issues like rusted hinges on peeling cabinet doors, crappy paint that peels off easily, etc. but that's to be expected at the price. The super is helpful and willing to help out with things like repairing cracks around the heating pipes, etc. within reason, so that helps.
Advice to owner:
Be more responsive/communicative and take care of your pest issues.
