Review Summary for 223 East 85 Street
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews highlight a mix of positives and negatives for 223 East 85 Street. Positives include quiet surroundings, responsive supers, and a great neighborhood with nearby amenities. However, challenges like unresponsive management, old building issues (leaks, pests, mold), and delayed repairs are frequent concerns. Despite some recommending the building due to location and super, others warn against management difficulties and building maintenance issues. The friendly super and neighborhood convenience stand out, but unresolved management communication and building upkeep concerns remain prominent drawbacks for potential renters.

Valid building, extremely unresponsive leasing company
Former Tenant
Pros:
Responsive and nice super, pretty quiet and can’t hear neighbors, clean hallways
Cons:
The management/leasing company is nearly impossible to get in contact with. They are frankly awful. There is also mold in our apartment and there is no way to contact management to get it checked out. They only contact you when they want you to resign lease and often are delayed to even share that information with you.

Avoid Eric borkowski 55th worst landlord
Former Tenant
Pros:
Location is nice.
Cons:
Avoid Citi urban and Eric borkowski. Eric is the worst human being, he will kick you out if you have a newborn just for a dollar. Possibly one of the worst management companies and landlord ever. For the upper east side this property looks like you are in bushwick in the 70s. Nothing is ever done, nor gets fixed. The toilet was never fixed. The first floor tenant had bedbugs. They can't even do a simple paint job. They paint over the outlets so you can't even use them all. The hallways always have mice around 2:30 am. They want to renew my lease with a 40% increase which is unheard of. Top it all off with them forcing me out on to the streets because they won't accept the monthly rent.
My three neighbors lost their deposit. They had left the building and after months, still not have seen a penny.
Advice to owner:
Sell your properties, let someone else do a job you clearly don't know how to.

Old building & bad management
Former Tenant
Pros:
Decent sized apartment & decent rent. Heat & hot water included. Pets allowed. In a great area near many stores, restaurants and close to subways.
Cons:
The building is over 100 years old so you will have to deal with things associated with that such as old leaky pipes(every pipe in my apartment leaked), drafty windows, loud steam radiators, roaches, sparking outlets, plaster coming off walls, mold, etc.
Management is the absolute worst and will take months to schedule repairs, if you hear from them at all.

Best super in all of NYC
Former Tenant
Pros:
Honestly the super has been the reason I’ve stayed in this building for over 8 years now. Very kind and always helpful.
Cons:
The area is getting a little meh

Decent Place, Great neighborhood
Former Tenant
Pros:
Super is very nice. Decent sized bathroom. Things didn’t go wrong too often.
Cons:
When something did go wrong, good luck getting it fixed. Tiny kitchens. Noise echoes in the hallways so if you have the inner bedroom you will hear everything in the stairwell.
