Ask about construction!

Pros:
Tries to be high end. Bathrooms look nice in renovated units.
Cons:
Constant construction. Ask about upcoming projects. Get out clauses in the lease. Building was neglected for years.

Outrageous rent hikes; ongoing construction on rooftop

Doormen, porters and staff are very nice. Very nice building, gym, dog run, bright apartments.
Cons:
Ongoing construction on building and across 90th Street. Part of the rooftop, (management charges $1500 to rent indoor rooftop space for 4 hours), is, once again, inaccessible due to construction. This is the 3rd year of rooftop being partially blocked off- with zero rent concession. I have no problem with paying more as long as you get more for your $$$. The management of 1735 has no problem increasing the the rent by 1/4 or 1/3 of the original rental cost. I have lived here for 3 1/2 years and have been told of rent increases of $1200-$3500 per month!! The increases seem arbitrary with no set formula followed. In addition, homeless issue; no security; no luggage storage; available storage to rent- tiny- a joke,
If you are looking for a place to rent for more than 2 years- lease- look elsewhere.
Advice to owner:
Give give rent deduction for non usable rooftop: raise rents a reasonable amount!! area; ongoing noise construction on perimeter of building- filthy windows

- Elevator settings are infuriating, you'll end up using the Service Elevator mostly

- Pet run rarely cleaned, dogs catch dangerous infections
- Mail room loses / misplaces packages
- Air conditioners will cost you a minor fortune
- Winter heat creates a sauna in your apartment. It swelters in there, you'll end up opening windows to let 20F air in

Nice amenities but not worth the money.

The only people in this building who seem to do anything around here are the doormen and porters. They make this place run. They also appear to receive no recognition for doing a fantastic job - non-union, made to stand for an entire shift with no available seating. The working conditions that management has placed on them is terrible and should be considered unlawful.

The super and management are terrible - lazy, slow to respond, liars, and they will put you in harms way if it means more money in their pocket.

Example: upgraded amenities which means a rent increase of $300

Example: there are 3 elevators in this building (2 main, 1 service). In the MIDDLE OF THE PANDEMIC, when we were told to maintain 6 ft apart from one another, they started an elevator modernization project shutting down 1 elevator at a time and this went on for a long time. Please note, this is a 30+ floor building with most floors including apartment units A-H (so ~8 units per floor) so with only

Safe neighborhood, friendly staff
Cons:
Dogs barking all night, too few elevators and they malfunction frequently. Management is not always so quick at fixing issues.

Biggest thing is to be more prompt and follow up on maintenance requests. Do something about the elevators.

We experienced frequent issues with the elevators being down when we first moved in that seemed to slowly get better as time has moved on (when you live on a high floor, elevator issues are a big deal)

Construction noise is pretty terrible (consider other options if you work from home)

Rooftop access has been limited at times due to Rule 11 work

Price hike (we benefitted from a “COVID deal” so there was a significant price hike - we are talking over 1200/mo over gross rent (much more over net effective). This seemed excessive, even for the increase after a COVID deal

We are aware of a lot of complaints about management, particularly regarding unresponsiveness. We have luckily not had many maintenance issues or issues where we needed management involved, so cannot speak directly to that.

Chill on the rent hikes, but we overall really enjoyed our time here.

Doormen and porters are very sweet and helpful. Apartment finishes are updated and lovely.

Construction is constant both on the facade of building and next door. I know not much can be done, but at least acknowledge it. Apparently the roof will not be open this year due to construction, which is a huge amenity. I can’t believe there are no rent concessions because of this. There is supposed to be an in building valet for dry cleaning, but no one has any answers on how it works. The building offered tenants gift cards to write 5 star reviews on google. Overall - this building is a shit show. Not worth the money. Jade Shenker is the worst tenant relationship manager I’ve ever dealt with, not responsive at all…but very active on social media. If she were gone I think the building would be much better

1. The elevators are dreadful and dangerous. There has been an ongoing modernization process for more than 1 year where only 1 elevator works at a time. Which means long wait times and cramped frustrated tenants even during COVID.

2. No response to maintenance requests. We had a sewage smell come from our bathroom for months that took 10 requests and 4 months to get fixed. Our intercom has not worked in 2 years of us staying in this building despite numerous requests. Despite leaving our cellphone numbers with the desk, we have yet to get a call to inform that our food delivery has arrived.

3. Overpriced. Fancy appearing renovations but poor material.
Advice to owner:
Please step in and address the inadequacies of this management company. You owe the current tenants an explanation for this degree of negligence and should pay back part of the rent to the current tenants for the inconveniences.

Regretted our move- not worth the $$$

I love the upper east side. This building is super convenient with a bus stop right outside and a short walk to 2nd avenue subway. My unit was entirely renovated before moving in.
Cons:
Management is unbelievably horrible. The management company at my first nyc apartment when I was a teenager and paying $1200 for a shoebox treated me better. Elevators NEVER work and although repairs are promised, the projected deadlines come and go without resolution. When asked about this, Jade and other building employees brush off your concerns and do nothing to address them. Really disappointing considering the high rent paid and being here almost 24/7 due to work from home.

Last year there were also some issues with building security, where one nighttime doorman was letting in large groups of teenagers- coincidentally going to a party on my floor while their parents weren’t home. I went down to lobby to complain and he just had door propped open to let them in- no questions or logging about who they were or where they were going.


Update*** elevators have been “updated” but continue to break down regularly. There are times when no elevators are running and people are forced to wait for a resolution in lobby. I frequently come home to an elevator line of 15+ people and management has not been air conditioning lobby while we wait. Today, no elevators are working again. While walking down 30+ flights of stairs, I passed an elderly tenant walking up with A CANE. This is criminal. Do not move here.


UPDATE AGAIN 7/6/21: elevator modernization project has been completed and none of the elevators work. They have already been out of service multiple times since completion, leaving residents without any elevator. This afternoon the lobby was filled with residents and their children in the 90 degree heat, waiting well for over an hour before one elevator was semi functional with an engineer shuttling people to their apartments. Jade does not respond to any emails or phone calls. They lie about the reason and blame ConEd rather than address the issue. We call ConEd and they say no one had reported an issue for the building and they are not responsible. This is not luxury living.
Advice to owner:
You absolutely need to fix the elevators. I would also recommend a retroactive rent abatement for tenants who are still in building and were affected by the lack of elevators. Instead of hiring new and useless staff like Jade who only serve to stand in the way between tenant complaints and management, use that money to fix the real problems with building.

Dangerous elevators

We moved in for the nice renovated apartments. I’m glad there’s a tenants association to deal with the abysmal management.
Cons:
But the elevators are a nightmare - they get stuck, are out of service and even drop with passengers in them. Because you one (at least) is always out of service, they get very crowded. Management says they’re fine, denying what tenants experience. The work in the apartments is shoddy. There are unwrapped cookies and bagels during Covid.
Advice to owner:
Respond to the tenants association and stop renting to new apartments without full disclosure of the elevator problems.

It has the facade and special amenities of a luxury building. It’s a good location.
Cons:
There are only 2 elevators (1 service elevator) for the entire 150+ family building. This would be a bad situation regardless. But, The elevators have been broken for 5 years. On and off, but they either won’t or can’t fix them. They just renovated them and they continue to break. There have been insect infestations, pipes burst, and security issues. Everyone in a lease wants to move.

Fix the problems or be transparent about what’s wrong.

CONSTANT outages elevators. NO response from landlord regarding building issues. Immediate repair of years' long elevator issues. Maintain the over-used freight elevator. Employ an emergency on-site building director to gather resident concerns and revise meaningful, immediate resolution. Hire additional, English-speaking staff for delivery room and maintenance. Demand that Prospect stopingoring resident requests for help.

Stay away, dont risk your safety

Friendly doormen and receptionist.
Cons:
I've been trapped in the elevator more than 4 times including experiencing a sudden drop. You don't feel safe living here. You have to leave apartment early to either walk down the stairs or wait for elevator to come for 10 minutes.
Management sucks. They never respond to tenants and when they do, it's always very vague and not helpful. They don't care about tenants at ALL.
New person that the management just hired - Jade Shanker - she doesn't have any experience to deal with tenants. It's disgusting. Never would've expected I will be dealing with such poor management in a luxury building like this.

Since 2006 when Bonjour Capital bought this building, Management has always had its own agenda that does not include the safety and/or well being of its tenants. Management is not honorable in its dealings with tenants.
Currently, there is a big problem with the unsafe elevators and lack of attention to proper Covid procedures. The building environment is filled with fear and disgust.
Other less prominent issues include lack of staff presence and availability, and several apartment issues including leaks.
If you are thinking of moving into this building then think again. Many tenants have been moving out and others looking to break their lease. There was a Tenant’s Association formed to try to deal with the problems. Try to speak to an existing tenant. The renovations might look inviting but there are too many problems in this building right now to risk your quality of life.
Advice to owner:
Be honorable and do whatever necessary to provide a safe environment.
