Lovely building, amazing staff

Pros:
First of all, the property manager and building staff are so kind which makes this a gem in NYC. Laundry in the building, never saw a bug in my apartment, working elevator, and effective heating.
Cons:
The only con was that the heat tends to blast, making a 1BR pretty toasty at times.

Suzette. No fee. Recycling. Pest control. Super. Quick communication. Package organization. Door team. Elevator maintenance. Neighborhood.
Cons:
Scaffolding up year round. Not cleaned before I moved in. No dishwasher in any unit. Barbara (!) Zero heads up if there is going be crazy loud construction at 8 am. AC requirements.
Advice to owner:
Don’t deliver a lease renewal four months in advance. It’s so unreasonable.

The Allendale

Doormen are great, tall ceilings, responsive super, great building character. Very chill with pets!
Cons:
Scaffolding has been up for 3 years and there’s no sign it’s going down anytime soon. Have had many problems with mice in the gas lines. The landlords are responsive but the lease is ironclad. They make absolutely no exceptions for going month to month or subletting or anything. They could spend more money on updating the lobby area or even put some plants in the empty beds outside. Rent is raised $100 every year
Advice to owner:
Mice problem needs to be fixed. $100 a year is quite steep for raising rent annually.

They charge a monthly fee just for having an AC unit, and require security deposit in cash

Allow direct deposit for rent

Nasty attitude from one of the landlords

Great location, apartments with spacious layouts (considering NYC standards), excellent water pressure, friendly doorman.
Cons:
Overpriced, building not well maintained, never ending construction work everywhere in the building, monthly fee for installing a window air conditioner, and one of the landlords has a nasty attitude towards tenants.
Advice to owner:
Drop the attitude and be grateful that you still have people willing to pay the price to live here.
