Rent-stabilized, but you have to fight with slumlord and roaches

Pros:
Good location. Rent-stabilized. Elevator building. Great super. Floors are cleaned each week.
Cons:
- Owned by a notorious slumlord
- when it rains heavily, cielings leak
- Roaches throughout the building, in common areas and in several units from the basement to - the top floor. Management does lip service/runaround, slow to offer slapdash measures that have no chance of resolving the systemic building-wide issue.
- management does not follow up often. for certain emergent things they might be quick, other times you have to hound them
- A lot of theft in the building. At least some of it done by neighbors. It's a pain to receive packages. No camera access. Outsiders consistently break the front door like trying to gain entry.
- experienced a traumatic building fire here
- basement laundry is expensive. for a while there was a fire hazard and a drier was burning several peoples clothes

Overall pretty good place to live, could be a bit cleaner

Pros:
The building is in a great location, and has some wonderful tenants. The units are beautiful with much charm and many face the park. It's nice to have an elevator (although it's a bit slow) and the laundry machines work well! Also a great spot in terms of a very quick walk to the A/C and even not too far from the 1.
Cons:
The lobby could be cleaner and has a constant slight odor.
Advice to owner:
This building would be amazing if the lobby was cleaned. Feels sometimes like management doesn't care about the up keep.
