Summarized from anonymous rental reviews on openigloo.
Tenant reviews for 503 Seminary Row in Manhattan reveal serious issues with cleanliness, pest control, and building maintenance, including widespread rat infestations, mold, and foul odors in common areas. Garbage management and upkeep of the building are consistently rated poorly. Although some units have been recently renovated, management and owner responsiveness are described as unacceptably slow or nonexistent. Residents note a lack of support from building staff and frequent security problems like stolen packages. While neighbors and noise levels receive some positive remarks, the overall experience is marred by neglect, leading most tenants to strongly advise against renting here and call for significant improvements in management and building maintenance.

Worst building I've lived in my life
Former Tenant
Pros:
The street and the neighborhood are nice. Our unit was recently renovated so everything looked nice and worked well at first.
Cons:
This has got to be one of the most unkempt, unsanitary buildings I've ever set my foot on. It reeks of rat shit and trash and other smells in the first-floor hallway. Super doesn't clean or help with any problems, and has been told to not do anything unless there's a fire. It all comes down to the landlord, A&E, who basically have a policy of not doing anything at all and minimize costs to an extreme. There's rats, pests, bed bugs, mold, with nothing being done on their part for the three years I lived there.
Advice to owner:
