Mostly Decent Harlem

Pros:
It is mostly a family building with long time residents having a high sense of collegiality.
Cons:
The building is very old and the infrastructure is not up to par. There are frequent leaks and electrical wiring seems problematic. The property management company is not responsive and it takes several complaints before repairs are made when needed.
Advice to owner:
Update plumbing and electrical systems.

Rent stabilized but

Pros:
Many residents, including the super, have lived in the building for decades. Great neighborhood.
Cons:
Management (Invictus) is atrocious. They consistently hire subpar contractors and residents end up dealing with the consequences - from elevator repair to the “new” roof that needs replaced just 5 years later to sloppy painters. The handyman and super live in the building but can only handle the most basic repairs. Pests have been a consistent issue in the building for at least 10 years - including roaches, house centipedes, multiple bedbug infestations, and now mice too. Management has made a long list of promised improvements that never materialized, from laundry in the basement to restored hallway tiles. Management tries to get MCI approval (permanent rent hikes) for large projects that could have been avoided if they were less neglectful in upkeep and choice of contractors.
Advice to owner:
Use a more competent management company.

First Apartment in NYC

Pros:
Decent amount of room in each unit, clean public areas, access to plenty of trains, lively neighborhood.
Cons:
Elevator was broken for months and management refused to fix it. Roach issues.
